I live in a top floor flat with a flat roof, and am desperate for some outdoor space. I have looked at moving, but cannot afford anywhere remotely nearby with a garden. So, I was wondering if anyone has had any experience of applying for planning permission for a roof terrace. My property faces the side of rows of houses, rather than toward the back of them so cant see into windows etc, and I live a few doors down from commercial premises that have a flat rood with access. It would be great to be able to step out onto a (small!) roof terrace, but wonder if it would just be a waste of time even applying for permission from Southwark council?

A nearby neighbour is having one built. First proposal was rejected but 2nd one accepted. I think it's all about the degree of intrusiveness. With the right plans you may well be successful. Another neighbour built one a few years ago and I'm pretty certain they didn't bother with planning permission. Not suggesting taking that route. Just surprised they got away with it.
Hi, I am a town planner, I recently got planning permission for a roof terrace in East Dulwich and am working on another in Clapham. The main issues are overlooking neighbouring gardens and windows, and whether you will be overlooked yourself when on the terrace. If this won't happen then permission may well be granted. Happy to discuss further if you send me a PM.

Thanks for the input everyone. The terrace would be fairly unobtrusive as far as I can tell, particularly if I set back the barrier so that it isnt seen/cant see any of the gardens below. Even as it stands, it doesnt really overlook anyone.

    • Very happy to add my recommendation for TDR property maintenance. Tony and his team have transformed my front garden, breaking up a bare patch of concrete and laying a beautiful victorian tiled path. They've also repaired a wall and a fence for us. Richard's tiling has been meticulous and Tony's communication has been great throughout the process. We wouldn't hesitate to use him again.
