Are you looking for a double room in the heart of a vibrant community? Do you fancy living on a quiet residential street yet walking distance from shops, pubs and restaurants? If so then this Victorian garden flat may be for you.


The flat is a top floor flat in A Victorian terrace and is blessed with high ceilings which makes it bright and spacious. It is over 3 levels and includes a large airy loft and a shared garden with our downstairs neighbour.


The room available has a double bed and in-built shelf space which is very useful. There is room for a chest of drawers and/or a a clothes rail should you wish to add one. The room is at the back of the house overlooking the garden so it is very quiet and it catches the morning sun.


The loft acts as both a storage space and an office/study space. It has been a studio too in the past and is fully converted with velux windows and central heating.


There is a well equipped sit in kitchen with a dining table and chairs which is perfect for weekend mornings reading the papers and eating brunch. The gas hob is modern and there is a large fridge-freezer, washing machine and dryer and a pantry which is very handy!


The sitting room is a large comfortable and warm space with high ceilings, bay windows and a cosy window seat that is bathed in sunlight on the afternoons we get any. The high ceilings make the room perfect for film screenings on my projector which is a regular house activity.


In terms of transport we are well connected by bus and rail. The flat is a 10-12 minute walk from either Denmark Hill or Peckham Rye stations. Both have services into London Bridge, Victoria and also has the Overground. Buses run from the end of the road all over the south of London and of course into the West End and central London. Good routes of note nearby are the 12, 171, 36, 436, 148, 345, 176, 40 and 35. For cyclists there are bike lock up facilities.


We are also walking distance from numerous parks, public gardens and green spaces including Burgess Park, Ruskin Park, Peckham Rye and Brockwell Park.


As for your prospective flatmate, I am a 37 year old professional with a 9-5 in publishing. I am very sociable and love to have friends round for dinner and of course films but the flat isn't a party venue. I have lived in the area for 11 years and like to be in and around the flat most evenings. I like to be clean and tidy and would prefer someone who is equally house trained and respectful of the space. I am into film, music, theatre and a bunch of other stuff plus I'm not afraid to get in the kitchen so I am looking for someone who is looking to share a home. The landlady is a boss! Both her and her husband are attentive, easy to deal with and super cool. To be frank this a very good situation to land up in for the right person. Could it be you?

I am doing viewings in the evenings and weekends. The move in date for the 27th of March 2016. Rent is ?725 without bills.

    • I am about to tomorrow. I only just realised after asking some neighbours today. Agreed that smaller households should of course pay less, like discounted council tax bills for those on benefits for example. However as our bills have gone up astronomically generally in the last few years, I do feel hardworking families are being penalised... also avid gardeners will be penalised in the summer when gardens are watered no doubt. 
    • Hello Womanofdulwich, I had a meter installed in the summer of last year. Currently my bills have fallen massively. Can you remember which month your water meter was installed? Also I received two appointments, one from a group of staff in orange who decide if the property is suitable for the water meter, and then a second appointment for the meter to be installed, did you have the same thing? Are you saying as well that you was cold called regarding the water meter, or are you saying someone from Thames water turned up, at your door unannoyed?   Lastly (so sorry to through so much questions at you) how many bedrooms do you have and how many people live at the property?
