Threat to Bussey Building application for change of use 133 rye lane ( shop next to Khans)

I received an email from Copeland Park advising of a residential conversion. Please consider this application the impact it will have on the events at the Bussey building, forza Win, the Nines etc and if you object please make your voice heard.

I have copied the email I received details below:




The Copeland/Bussey community that is blossoming is under threat! There is a proposal for a residential conversion happening on our doorstep which will have devastatingly affects to the 150 businesses on site.


As individuals and businesses that are tenants, market traders, and those who have been looking for studios at Copeland Park/Bussey Building, please take the time to read the following and contact the Southwark council to voice your objections.


We kindly urge you to take a moment to do this and will be forever grateful.

As you might have seen there is an application to turn the current commercial building at 133 Rye Lane into a new development encompassing residential flats. A number of issues have been raised about this proposed development, some of which are listed below. If you are concerned about this proposed development then the best course of action is to contact Southwark Council ideally by 18th November to have your views officially taken consideration before the decision date, responses which arrived after this date will be noted however may not have the same impact as those which arrive before the end of the formal consultation.

RE: Planning Application 15/AP/3666 - 133 Rye Lane


I am a local resident and/or small business owner near to 133 Rye Lane and I wish to respond to planning application 15/AP/3666.


Having looked at the content of the application it is clear to me that the proposals would have a negative impact on the Peckham area, and I therefore wish to object to the planning application for the following reasons:




HOUSING & EFFECT ON BUSINESSES: I believe that the conversion of commercial premises to housing in this central Rye Lane location will have a detrimental effect on Copeland Park and its commercial uses and therefore harm the economic regeneration which is taking place along Rye Lane and Peckham, in particular it could harm the night-time economic activity in central Peckham.


ACOUSTICS: The proposal includes for some work to try to reduce the noise issues, not only from the businesses and night time economy but also from the railway. It is not clear from their proposal if the intended acoustic work will be effective so as to reduce the level of noise within the flats and is also only designed to reach minimum noise standards. Effectively the flats will not have natural ventilation and they will rely on a high level of mechanical ventilation. I am concerned that the minimum level of noise protection will not prevent future residents from seeking to complain about existing uses in the nearby area. In addition even with the proposed acoustic mitigation works I consider that the living standards within the flats would be detrimental to the occupiers mental well-being.


HERITAGE: The important heritage uses and architecture of the building, and the effects of the proposals on them. 133 Rye Lane is within the Townscape Heritage area of Rye Lane. These additional storeys will be visible from the railway, the station platforms and the surrounding streets. I do not feel that the design does justice to the Townscape Heritage Area of Rye Lane.


OVER DEVELOPMENT AND HIGH DENSITIES: The proposed development will see an increase in the size of the building.

I feel that creating two basements in place of a shallow one, and adding two floors to the top is over development together with a habitable room densities which are far above the Mayor of London's guidelines.


EFFECT OF CONSTRUCTION WORKS: I am concerned that the building works for the proposed development will have a negative impact on the businesses around 133 and I would suggest that all action is taken so that it doesn't damage the business and commercial viability during any construction.


USE OF BASEMENTS FOR COMMUNITY USES: The proposal suggests that the community use on the upper floors is detrimental as it is located in areas with no natural light or ventilation. However the proposal moves the community use to the basement floors with no natural light and mechanical ventilation, so there is no additional benefit in locating the community uses to below ground level.


It is for these reasons that I wish to OBJECT to planning application 15/AP/3666.

At the very least I would hope that people check the accuracy of the template before putting their names to it.

    • There is a large amount fresh veg available in the green book cage outside the copleston church,sprouts,spring onions,potatoes,parsnips and bread rolls,pop down shame to see it get wasted          
    • On the original topic - there was more of this on Whateley Road today. Same place but the other side of the road. Could be the same dogwalker as for the other nearby roads?   I don't have a dog - but would have thought it's hard for owners not to notice when a dog is doing it in the middle of a pavement? 
    • Thought I’d take a trip down to Rye Lane this morning to visit the charity shops etc. I usually park in the Morrisons car park and buy stuff there and then the nearby shops. I know there are a few shops near the Aylesham centre that are having to close (Boots the chemist was a shoplifters favourite over the years) but I was shocked to see the extent of shop closures, graffiti, overall decline in the area.  Sometimes I get the bus and wanted to visit the Crises charity shop but it didn’t open until 10.30am and it had a coffee place inside. They have a shop in Rye Lane but are missing out on early rising customers. Walking down towards Santendar and the Primark store was very empty.Just hope that isn’t due for closure. The security guards are very nonchalant. The Scope charity shop has a prime position but doesn’t promote the shop Greggs have done away with their self service due to the number of thefts of food items.  The Poundland was quite empty too but I visit this one as they have stock since the Camberwell one closed down.         
    • Maybe I'm behind the times, but in the old days if you went to a pub for charity fundraiser you'd have a quiz or karaoke and you'd be chipping in for a new scanner at your local hospital or maybe sending some poor kiddie for some cancer treatment abroad. Nowadays you can roll down to the Old Nun's head in Nunhead and tip your money into a bucket for some sad young woman to go a private surgeon and have her breasts sliced off -  as if that was going to be some kind of life-saving treatment!  Not only that, she's publicising her Valentine's crowdfunder with a funny ha ha (not) cartoon of a girl (see pic) with a hypodermic in her bum and calling it 'Valen-Tits-off'. Jesus wept. Whatever happened to hearts and flowers? It's so unbelievably sick. I'm a woman, I've pretty much still got all the woman-bits intact. Periods and puberty weren't much fun, I was bullied at school, wondered about my sexuality and boys and spots and the rest of it, got called a lezzer by the class cow, but I got through it. And I would no more think that cutting bits off a girl was the solution to her misery than I would put my teenage daughter on a diet if she was diagnosed with anorexia. I can't be the only person who finds the pub - and its publicity material - very VERY offensive?
