looking to buy a flat in Dulwich

Hello, I am searching for a 1-2 bed flat to buy in Dulwich and am trying my luck to avoid annoying estate agents in the hope that anyone wanting sell is happy to do so directly with bank and solicitors. Max budget ?325k and prefer Victorian conversion ideally with a working fireplace or one that can be revived. Thank you.
