No longer looking for a: Two double bedroom flat SE15/SE22

My flatmate and I are looking for a new long term let, due to our current landlady having to sell up.


We are looking for a 2 double bedroom flat, ideally with outside space (but not essential) in the SE15/SE22 area (Zone 2) or could stretch to SE23 etc. if the price was right. We would ideally move sometime in July, we need to be out of our current flat by 5th August.


We are both mature (34 & 39) professionals working full time (one in mental health research/ the other in the arts & events), and have a good relationship with our current landlady (I have lived in and taken good care of the property for 7 years) who would be more than happy to provide references.


I am particularly keen to rent from a private landlord, dealing with estate agents makes my toes curl! I'd also like to deal direct with someone who will care about my home as much as I do.


Ideally the rent would be around ?1,200-?1,300, ?1,400 would be the absolute max, but it would really have to be very special and maybe have some bills included.


Please get in touch if you think you have something suitable. We're quite sad to have to be moving, so a nice new home to look forward to would really cushion the blow.

We have a very nice two bed 900sq.ft two floor maisonette flat on Grove Lane Camberwell (on the quiet northern end of Grove Lane, not the main road section(, within the conservation area. It has a separate allotment at the back, contained within a very small block of 8 units, occupied by familys for instance from Goldsmiths college, architects etc, a small tight community. Both rooms are double bed rooms, there is a large kitchen capable of easily dining for 4-6 people in, and a large 18' living room west facing, plus a bathroom. The property was vacated after seven years, and has just been completely redecorated, comes with natural wood, and clay tile floors, and is unfurnished. We are just advertising it at ?1500 but open to negotiation for the right people. It is 5 minutes literally to Denmark Hill train station and about 7 minutes to the local Morrisons, pubs, restaurants and buses. On street parking permits are available (approx ?90 PA). Not sure if this will be relevant to you but I'm looking to rent my two bedroom ground floor flat from mid July for two months. It is in Streatham 10 minutes from Streatham Hill station (Leigham Court Road) with two double bedrooms, fully furnished and available at ?1400 with all bills included.

    • What's probably happened here is an assignment of Poundland's lease. This means that Tesco would purchase the remaining terms of Poundland's lease from Poundland. It could be contingent on the council approving the plans for the signage change and ATM. The landlord would be happy because then a stronger tenant moves into their space. Poundland gets a bit of cash in the form of a premium. Tesco gets a fully baked lease to take over.  Companies don't submit these plans unless it was going to happen. It takes time and money to draw up these plans, and if you review them you'll see the drawings of the frontage are clearly 29-35 Lordship Lane. Meaning someone had surveyed the space and drawn up plans based on the specific property. 
    • I have no agenda just a simple response expressing my thoughts and experience.  
    • Just as one example, the grass in a least some of  the tree pits in Ulverscroft Road appears to have been sprayed. If it's not the council who has done it, then I wonder if someone is trying to kill the trees 😭 although I doubt if that would work, as the council have sprayed tree pits in the past (ignoring handwritten notices by my then very young grandchildren asking them not to spray as they had sowed flower seeds there) 🤬 Grass in the pavement nearby appears to have been neither sprayed nor scraped out. I'm quite confused.
