Not only is the Brick House bakery "on the borders of Peckham" (I'd say it's pretty much slap bang in the centre of ED) but Bellenden Rd apparently stretches all the way to Queens Rd. Really? And as for Nunhead, it's a mere "outpost of Peckham". This smacks of someone looking at points on a map rather than someone with a genuinely interesting view on an area.
