Me too. Not a major fan of our local MP though. Even instinctive Labour supporters like me are critical of his work rate.

In total seriousness I think you're right, and am genuinely concerned that in 5 years I'll feel like Penge is not for the likes of me, just as I have in ED in the last 5 years or so.

But, the food is great. Lots of little vietnamese cafe's (Mama Pho on Lower rd)


However, it is on the Ginger Line at Surrey Quays


I could at a push live there, but like camberwell it's pretty full on


All the other places mentioned are softer around the edges

I met a nice young girl in Peckham last week who's lived all her life in Hackney, currently living in Greenwich coz she can't afford to live in Hackney anymore. I thought, Hackney! I used to play football over there. Was always such a dump. How times change. It's been taken over by affluent yuppies.

Hackney is a bit different, it's an area where cool arty young people congregated BECAUSE it was a shit hole and they could afford it. They then made it cool and arty and then the people with money who think they're cool (but generally are not) flood in and drive prices up. There's some of this going on in Peckham I guess.


But ED and then areas such as Forest Hill, Sydenham, Crystal Palace and now Penge have never been trendy, it's more about young families.

    • If the argument was 'all councils are bad' that would be clearly true, but as much of the debate has been about 'once a council is elected, what it does is right and mandated' I think there is greater merit in using this as a debating point. 
    • Will be interesting to see how this plays out, after the event.    
    • Elliot just built cabinets and shelves in our lounge room. Elliot was a pleasure to deal with from start to finish and did an excellent job. Elliot and Lewis were extremely neat and tidy and completed the works to a high standard. Elliot was very patient with us working through design clarification questions. I would highly recommend using Elliot.
    • An example of Lambeth behaving badly tells you nothing about 'all councils'.  ...I'm not defending Lambeth obviously.
