Hi Siobhan, unless you've got a proper plan and know what you want regarding finishes, you might as well use the rule of thumb that it will cost around ?1,800 per square metre for a standard finish.

If you've got the info for a proper quote you should get a minimum of 3 to flush out any rogue quotes i.e. too high/low...

Not sure ?1800.00 per square metre is enough when trying to understand costs of extensions.


If the extension was full width (approx 5 metres) and 3 metre projection this would allow ?27k Most extensions I have done come in at double or more than that figure when factoring in all requirements.


When you request a quote it will be beneficial if you understand the following.


General design and overall dimensions of the build.

Also The existing walls of the house you will need to remove. (Steel requirement)

External walls material. Block/London stock (Big difference in cost)

Type of subfloor. Concrete/Suspended timber

Underfloor heating?

Roof type. Flat/pitched

Roof Finish. Tile, Slate, Rubber, Fibreglass

Roof windows? Velux/Flat

Bifolds/ sliding/ double doors

Use of room. Kitchen/Bedroom (big difference in electrical and plumbing requirements)

WC/Bathroom install?

Decorative finishes.

Walls, Floors, Bathroom?



Services/Costs before going on site to build


Architect

Planning

Structural Engineer

Building Control

Party Wall Surveyor

For a bog standard side return extension it's an adequate rule of thumb for build costs. Of course it could be higher, one could easily spend ?20,000 on a high quality kitchen alone, but it wasn't clear in the OP's post what she wanted and what it might involve.



Siobhan, there's lots of anecdotal articles about costs on the web, I've quickly found this one... http://community.screwfix.com/threads/extension-costs-per-m2.135227/ ...but there is no substitute for actual quotes. Please remember, the more info you can give a builder exactly what it is you want, the more realistic his quote will be. Also make sure any quotes you get include VAT. Many builders don't include it to make their quote seem more competitive. Good luck!...

Agreed with detailed specific quotes but still don't think ?1800 cuts it.


Op's initial request has no detail but I would still stand by my thoughts that ?1800 per sq m is too cheap in London for an extension of any merit.


A 'very' quick calculation


5m x 3m with slate pitched roof, 1 window, 1 double door.


Extension build time: 8 weeks.


Labour: 4 people @ ?600 ea per week. - ?19,200 (average incl general and skilled labour)

6 skips - ?1800.00

Foundations + rising walls - 1500.00

London Stock walls - ?4500.00

Suspended timber Floor - ?1500.00

External window and 1 double door - ?2250.00

Roof + 1 velux - ?2500.00

Insulation, Plaster board & skim - ?3000.00

Electrical - ?750

Plumbing - ?750

Finish Carpentry - ?500


Basic - ?38k

You're obviously not a Polish builder then ;-)

Joking aside, I recently had an ED based builder (English, if that matters) quote for a single storey flat roof extension, London Stock walls x 3, with 2 sets of French doors, with a floor area of just under 20m2, which he provisionally priced at just under ?30k, circa ?1,500/m2. ?1,800/m2 would equate to ?35k, the ?5k covering any structural alterations, however these weren't required in this instance as access to the extension was through an existing external door opening...

Tradesman is spot on. I had a quote for a side return on my house in Norwood, and was told it was around 35000/40000.

I used a company for Refurbishment not Side return, as I decided to rent the house out.

Mc Govern Design and Build undertook the refurbishment and did a great job.
