TBH the article is pretty fair... it all feels a little gloomy and down-at-heel. But if the transport links are good, and there's at least one pub/restaurant you like, and the price is right... why not. Pretty much every part of London is moving gradually upmarket... just don't kid yourself that it's going to turn 'posh' any time soon.

There's a country park and a lake though :)

And a clock tower :)

And it's a walk away from Crystal Palace aka Upper Norwood, with nice caffs etc.

And a short distance from Croydon if you're into that kind of shopping ......

I think South Norwood has a lot going for it if you can ignore the current state of the high street, which I'm sure will change for the better.

Colleague of mine has just moved to South Norwood from North London. He said his partner is freaking out a bit (she's posh) but he loves it. And in a few years it will have probably changed quite a lot, as everywhere is.

We're looking at moving out of London completely. We'll never buy anywhere in London, and the rent is killing any ability genuinely to save to for the future. Such a shame.

It'll probably be SW home counties for us, since University of Hawaii isn't currently hiring in my field!

Having started this thread nearly 2 years ago now, I'm finally in my flat in Penge. Had my offer accepted this time a year ago, so it's been a long process (delay after delay in the chain, then a 4-5 week refurb.) Hard to say much about the area just yet as I haven't really explored properly but the high street seems to have plenty of useful shops and is 3-4 mins walk away, with Anerley and Kent House my nearest stations, 10 and 5 mins walk away respectively.

I loved my 5 or so years in East Dulwich and I'll miss it having gotten used to having everything you could ever need on the doorstep and how easy it was to get around London from, but I'm looking forward to living somewhere new and in my own place.

If you need to be in striking range of London, there's lots going on down Croydon way (did I just say that?)

The way it's going with Southern trains more people will be selling up and moving north of London to get a reliable and regular commuting home for London.

Just to echo Olly's comments on Penge. Dead easy to get to centre (17 mins to Victoria from Penge East) or direct to Canary Wharf / Canada Water / Shoreditch from Penge West. Great for parks and open spaces too and people forget that half of Crystal Palace Park is in SE20 so effectively Penge, including the World Heritage dinos. Really exciting how it's changing at the moment and sooo much cheaper than ED (you can still get there on 176 if you want to keep in touch).

South Norwood's not great for shops/pubs at the moment but that will improve and is great for travel up town or Croydon.

I dunno, the poor transport in ED is already factored in / the reason it's not more expensive. If there were a tube, the prices would be more like those in SW London. Although it's expensive here, it's still 'relatively' cheap for zone 2.

I agree that prices had been reflecting poor transport links - when I moved here, I recognised that I would probably have to get more taxis than I used to although my main commute to the City still looked fine - trains every 10-15 minutes or so which took about 10-15 minutes to London Bridge i.e. about 20minutes on average from arriving at the station.

But I don't think the current transport situation is priced in at all.

The last trains in Penge are a little earlier than some places but if you miss them get the later ones which go to Forest Hill or Crystal Palace then Uber it. ?5-?7 and if you time it right it's waiting for you at the station, about 10 minutes from there. If there is a clusterfuck on the normal networks you can take an East Croydon fast train and then tram it back in - about 15/20 mins to Birkbeck, Avenue Road etc. I've done it a few times and it's a god send.

As said the Goldsmiths is great, the Bridge House is more of an eatery but has the bonus of a theatre (intimate but also hot in the summer), I quite like the Crooked Billet but it's an acquired taste, and a couple more about to open. Eateries you have Friends of Flavours, the Crepes and Moules place and a cracking tapas bar down the Clock House end called El Molinos with a full range of Indian restaurants as one would expect. Lots of cafs including the newly opened Garden Cafe which specialises in egg related dishes including benedict and florentine - their burrito with egg is fantastic and will last you until tea time.

The Penge Food Centre (PFC) is brilliant. Freshly baked Mediterranean breads including flat breads etc. Proper fresh veg and foods from all round the world. If you've ever had that recipe that suddenly demands galangal, rose water and kashmiri paprika then that is where you find it. And mountains of pickled gherkins - tons of eastern european stuff too.

I moved here about a year ago and took an allotment next to my house, I've discovered nature is a right bastard and is out to get you. It's very green and chavvy in parts. It's ok.

The Alex is still a couple of months away (we've been sayng that for 18 months now).

The train service to Penge is ok, rodneybewes. Last train from Vic to Penge East is 00:35 and they will be quarter hourly until midnight when they change the timetable soon.

Penge West & Anerley overgrounds run almost til midnight (from Canada Water, Jubilee Line). And it's not too bad a walk from Palace or Sydenham, at least if you're generally OK with walking around the suburbs late at night.

Interesting - source? Presumably that means Sydenham Hill & W Dulwich will also be getting more Victoria trains. South Eastern stepping in to the gap to make up for Southern's near total collapse?

Hi, yes from Victoria, from London Bridge way it's a bit of a faff. I get on at Kent House so it's quite nice to have the Clock House connection if things have gone pear-shaped on the Orpington line. There are of course a couple of magic trains that go straight to Blackfriars without passing go at Herne Hill.

The new timetable starts from after the August bank holiday weekend, so basically September. It's table 195 of the complete timetable here: http://www.networkrail.co.uk/aspx/3828.aspx and yes, that means more trains for West Dulwich and Sydenham Hill too. Not sure why Southeastern are finally doing it now when they are due to lose the franchise to TFL in 2018 but it's welcome news for us Pengites.

I was dragged to Surrey in 2010 and haven't had a decent takeaway since! Total small town suburbia where we are now. I like the fresh air, trees and physical space, and good childcare is much easier to find. Public services and all kinds of things, eg leisure centre, seem less stretched. Dislike the long commute, especially early starts in the winter, and lack of good places to eat. Transport by train, Southern shennanigans aside, has actually not been too bad compared to ED/Denmark Hill in 2010.
