That's good to hear, Daisylets. We're about to make our decision and it's really come down to Classic or Outlook. We like the personal touch, the fact they both just do lofts and the time both firms spent talking through what we could have done.


Does anyone have a view on Classic or Outlook?

I had this company give me a quote on my loft last year, although they where slightly cheaper than most I didn't decide to go with them as I had heard bad things and I am so glad I didn't.


They are professional and polite when they come to price the job up initially but when the job starts it all changes.



I ended up going with HamiltonWalters, Lenny was a lot more personable and I was much more involved in the loft through the project, start to finish. I ended up having an extension as well carried out and the price was very reasonable. I was more than happy with the price and finish and would recommend him to any of you guys.

Hello all,


I know this thread is quite old but we too have had huge problems with Pat Egan and Dulwich lofts and are keen to add our voice to the warning calls about this company and its owner, who also trades as Roskerr Builders.


We have had a truly horrible experience with this company which echoes the experiences of Twighlight, rhymetimer and Mr tumble.


We contracted the company to do an extension for us, with full scope of works drawn up by our architect and with full structural engineer's drawings. The standard of workmanship was pretty poor but communication with Pat, who had promised to be onsite personally every day, was verging on impossible. He was rarely on site and his appointed foreman, left to "run" the job, would probably have difficulty putting his own trousers on without proper supervision. As a result we ended up having to inspect every aspect of the job on a daily basis to ensure that things were being done properly and as per the contract. Thankfully this averted a number of disasters but if you are paying someone to do a job you kind of expect those checks to be made for you.


We also found Pat to be aggressive and bullying and impossible to reason with. For example when we asked Pat not to shout and swear at us in our own home, he retorted, 'this is my building site'!!!!!


We repeatedly asked for a schedule of works which we never got and wrote countless emails chasing Pat to keep us abreast of extra costs to which we never received a reply.


There were some delays caused by external glazing suppliers and we agreed that Dulwich lofts could leave site until theses were resolved. Unfortunately when they were we could not get Dulwich lofts back. We made countless calls and sent countless emails all of which went unanswered. We tried for months to contact the company but Pat did not answer his mobile, no one answers the office phone and the office address, as reported by Twighlight, is in a social housing block that you can't gain access to. It was only when we threatened legal action did they re-appear but now armed with a list of unapproved extras amounting to ?25,000


They returned briefly but disappeard again leaving a basic shell and with a considerable sum of money paid to them for work yet to be done.


We are still, a year later, working all hours ourselves to finish the job.


The company is a member of the Federation of Master Builders and I have made a complaint to them. It would be very good if others could report their experiences to FMB as the more complaints they get the less likely they are to brush it aside.


I would be interested in hearing how or if you have all resolved your situations. Maybe pm me if you'd rather.


I would also be more than happy to put heads together to spread the word about this company and perhaps stop anyone else from falling foul of their appaling practices.


Avoid this man and his company at all costs!

Just a quick update to this thread re Dulwich Lofts/Pat Egan/Roskerr Builders.....

Following our complaint to the Federation of Master Builders about Dulwich Lofts and Pat Egan, Mr Egan was called to appear in front of the FMB National Standards and Conduct Committee in April of 2015. The possible outcome of this hearing would have been the striking off of Mr Egan and Dulwich lofts from the FMB membership and the publication of his dismissal. Mr Egan, presumably anticipating this outcome and in an effort to avoid being added to the list of members struck off, resigned his membership of the FMB shortly before the hearing.

Speaks for itself really.

Well done for taking it further, I hope you get some resolution.

It may be worth asking the FMB whether they'll allow him to become a member again. When we had a problem with Dulwich Lofts (I think before your issues) I spoke to the FMB, who said he was no longer a member (even though his paperwork and advertising claimed he was a member). This was a couple of years ago, so he seems to leave and rejoin fairly frequently...

I really appreciate this original post from Twilight, my neighbour was looking at getting Dulwich Lofts in but after I told her about Twilight's experiences, she has gone elsewhere. A loft extension is such a big outlay and an incompetent company would have crippled her financially if budgets and expectations weren't met. Thank you very much for taking the time to post this thread, you may have just saved another family from a very traumatic experience.
