So you'd avoid a place in ED due to one armed robbery!? Would you avoid a place in South Kensington if someone told you an armed robbery also too place there (I'm sure there have been many)?


Seriously, you can't avoid an area because of one incident!

As a resident of Peckham, I have never had any trouble. It's the only place in London where people have always offered to help me with my buggy up the stairs, which is more than can be said for the likes of Notting Hill. The transport links are better than those in ED and you do get more for your money, you also get some really interesting properties, it's just about finding the right streets.

Peckham gets a bad rap on this forum, it's not perfect but where is.

I lived in the area for 8 years with no problem whatsoever. In fact, I was sorry to move. The Queens Rd area is currently a regenereation area, so a lot of investment is going in. The amenities (corner shops etc) are not great at present but I think you'll be seeing this turning around soon. There did used to be a big problem arising from the decanting of the large Woodene estate on Queens Rd. Lots of boarded up flats for a few years and associated problems with dealers and prostitutes. The building has now been emptied and demolished with new housing being built, so the blight has gone. Hope that's helpful.

I've been tempted to buy in that area and who wouldn't be when it's more value for money.


Whenever I saw a property I wanted to live in, I'd return back during the night time and walk to it from the nearest train station or bus stop. If you don't feel comfortable you can walk home wearing work clothes every night then it's a no-no or certainly will be a no-no to a lot of people when you try to sell it in the future.


If you think that part of Peckham is okay for you, then you may as well look at Elephant & Castle as I think that will deliver.

    • It’s just the way things are prioritised how much was spent on revamping that waiting room to show exclusive art shows while  there are still no usable lifts to the platforms
