SJ pardon my ignorance, but are their any other Fullers pubs close to Dulwich? I too agree it will be a struggle for anyone to utilise this space unless they offer something unique people will travel to. A boutique hotel could work, but then if the Dog is doing it, it may be too late for that option.

It's a large three storey building - could probably fit in at least 10 good size en-suite doubles. Fullers hotel rooms tend to be quite nice too. Not sure the location's right for them though. And as Louisa says, wouldn't be able to compete with a decent hotel in the village.
Being on the South Circular should be good for business people driving. The local Wetherspoons to me in Farringdon is packed all day with people doing meetings. Granted they can't drink (much).. But somewhere with good easy parking where you can meet over a reasonably priced meal would be great. Put in fast free wifi and with an all day menu and I'm sure it could work. Then do an early bird family menu from 4-7 to get the after school market.

something about the proximity to the Horniman and the woods needs to be tapped into to make the place work I think -


If the work those angles properly and target visitors they might be onto something


The last 10 years have seen disinterested staff barely cleaning up and seving awful food, targetted at no-one in particular

Weatherspoons do the best eggs benedict i've ever had and I've tried pretty much all of the options on and around the lane and prety much anywhere else i've ever eaten breakfast where its offered. Soft muffins, proper non plastic ham, perfectly poached eggs and spot on hollandaise. And less than a fiver with a hot drink. Splendid.

Personally I think Wetherspoons could be a good candidate for the Grove. As it's situated just off the South Circular, it could attract travelling customers who also want some reasonably priced grub.


A Wetherspoons restaurant with the same price pub grub could just work for that part of SE22.

    • Ideally I imagine it should be separated from household waste as it's a public health hazard, just like you'd put nappies in strong bags after wrapping them up. Dog poo does seem to be everywhere so I definitely think there should be more dog poo bins again. Again back to cost I imagine. Round in circles we go!
    • I have to wonder who's going to benefit from the Trump tarrifs  Possibly those in tje know who dumped their shares before it happened, banked the cash,  bought shares at rock bottom  and are now waiting for stock that crashed to go up again and make a fortune. But the bigger losers will be Americans who expect industry to move their factories to America, provide jobs and revive the economy, 20 years ago that could have happened but since then most factory jobs can now be done by robots  including warehouse movements, and if a tech company is going to build a new factory they will obviously use robotics and maybe AI to do the work, which means a gluten of goods and no one with the cash to buy them.  America will go into another depression and take the rest of the world with it. Forget the issues Liz Truss and Rachel Reeves combined have caused the economy, the trump tarrifs will make them look like saints by comparison.
