misi
I am going to post this in "residential property" section too, but as it is mostly posts about seeking/offering rooms or flats to let I thought I'd try the "issues/gossip" section as well. I am considering selling my house in East Dulwich and am investigating the traditional estate agent route. However, if anyone has any thoughts about selling a house without an agent (and save on paying their fees) I'd be VERY interested. Especially if you've done it yourself! Note to any Estate Agents ED Forum members: I probably will go down the more traditional route so no need to write and tell me why your agency is the best option, thanks. El Pibe
we managed to rent ours via uPad, which is a one off fee to get your property up on rightmove, primeproperty etcv. You write the blurb and show them round yourself. At ?99 vs however many percent (up to 25% for lettings, no idea for sales) it's well worth a pop. Mick Mac
False economy perhaps. There is no right price for a house, let the estate agents create the market. Jeremy
Yeah, I think you'll almost certainly get a better price through an agent, even after they've taken their 1% or so. Even if you hate the increasingly greedy asking prices, the sealed bids, the gazumping... if you can't beat them, join them. El Pibe
"There is no right price for a house"true enough but we chose to be fair rather than greedy. We ended up with a little less than we'd have got from the ludicrous prices being touted by agents (after their criminal cut), and the saving was passed on to the tenants, meaning we got a good choice of them and we seem to have ended up *fingers crossed* with very nice ones. And a warm feeling inside. El Pibe
but then we're not selling, i guess in this crazy market, unless you're doing something stupid like moving to rural ireland, you probably need to squeeze every last penny out of your equity. misi
Sadly, we're not selling up in SE22 and buying some discounted villa in Southern Europe which has sat empty since 2008 gathering dust on its marble floors. We're staying in London. So, yes, we have to get as much as we can for the house. Sadly. I don't think anyone we buy our next property from will be charitable towards us. So, I suspect using an agent will be our route, but I just wanted to hear about any alternatives. El Pibe
you can tinker with the price on uPad, why not give it a go, look at the market, have a go at the price you'd like and see where you go. 1% is still several thousand pounds vs ?99!! giggirl
Misi - false economy and you're making the process more stressful for yourselves. Go with No Flies, local firm, local knowledge, flat fee of ?3k regardless of how much your house sells for. http://no-flies.co.uk/ Link to comment https://www.eastdulwichforum.co.uk/topic/42134-selling-a-house-by-yourself/#findComment-729353 Share on other sites
