Rent review!

Dear Fellow Shop owners on Lordship Lane and adjoining roads,

Our three year rent review is due and our landlord has suggested our rent increase by 24%. This seems quite steep to us, especially as we spoke with 3 Chartered Surveyors, two of who are local, and all said that we would have a case for requesting no increase at this time. We need to decide whether to agree to the proposed figure, or thereabouts, or fight it and incur costs of surveyors etc, not to mention the displeasure of the landlord.

My question is whether you have any relevant experience you can share with me, to help me decide what is reasonable, and what the best course of action is to take. If you do, please can you pms me and we can discuss further as necessary. It is urgent as we have been asked to decide by Friday (14th Feb).

    • Wish they get rid of the tree in Barry Rd adjacent to the Plough, The roots are all over the place, Council re tarmacked them some time ago but makes the pavement uneven. You cannot get a mobility scooter over them as tarmac slopes. Witness a lady with wheelchair trying to get over , in the end her carer had to help over with 2 crutches then push the empty chair over. Also young children using scooters/bikes have fallen off at this point. Hubby spoke to tarmac workers when the work was done and they felt the area was very dangerous to pedestrians and the council should have authorised the removal of both tree and roots. Some prams cannot get over as well. Prior to Christmas, mother/carer with 2 children in double buggy had to walk in road with on coming traffic. We do need trees   I have 2 in my garden - one is well over 50 years old and we have it pollard every few years to prevent it damaging neighbours property.

    • Re tea cost at the Viet Restaurant. One small pot of tea we had two small cups out of it. If we had a pot each would understand the price but not one small pot.
