Selling our family house

Hi there,


Me and my husband are taking the familiar step to Beckenham and will need to sell our house fairly soon as we've fallen in a love with a house. Obviously we want to sell it for the best price but not the Foxtons overpriced style.




We think we have a rough idea of who to use as I have been recommended Pedder by a few of my friends recently and also I know Winkworths have a lot of boards around too.




I have seen No Flies talked about on here a bit but I have been told that, although they have a low fee, they also undervalue properties.




Also what sort of fee can you negotiate agents down to?




Any input is greatly appreciated.

Hello Kathy, we felt we ought to respond to your post given your comment about us. We are very surprised (and not a little disappointed) to see your comment. We currently have a 100% success rate for our valuations (by which I mean that we have been instructed on every valuation that we have attended and that has come to market) and so I am perplexed that you have been told that we undervalue. What I can say is:

- some of the properties we have sold have gone under offer just below asking price, some above, and some at asking price;

- we have on occasions given the highest valuation on properties and backed that up by selling above the price quoted by other agents;

- valuation, in this market, is sometimes more an art than a science although we always support our valuations with written comparable evidence; and

- everybody who has instructed us so far has left positive feedback on this forum about us.


I do not know who it is that has given you the view that we underprice property, but I would be astonished if it is somebody that has any direct experience of us. I would encourage you to contact some of the people who have posted their experience of using us on here if you have any doubt about this.

I had a number of agents round to value my place (including the guys from No-Flies)and they all came up with the same price. What you need to ensure is that, if somebody gives you a valuation that is considerably higher or lower than the rough average they can support it by giving you examples of other similar properties that have achieved that price.


Whilst I can see the incentive for agents to inflate valuations to get you to list the property with them, I cannot see that any agent in this current market would be undervaluing property - it was certainly not my experience of any of the agents I contacted.

We have been pretty happy with Haart.

Sold the flat on day 1 for more than asking price, then really worked for their money sorting out all sorts of issues that almost scuppered the whole thing


You should be able to negotiate below 1.3% and a tie in of 6 weeks or less

We tried foxtons in the expectation we wouldn't be subjected to the predictable 4 weeks after placing the house on the. Market that the house is over priced and we should reduce it. Best avoiding them and just looking around to get a god feel for another agent who typically charge half the fees of Foxtons. They simply aren't worth it.

I disagree. If you ask for help, and then send someone a detailed pm which is then read, then a reply saying thanks is hardly asking a lot.
