Be careful- there are dodgy roofers about this area, we got scammed regarding our rear roof. Was quoted £16,000 . We got in another firm and a quote for £8,250.

Trading Standards Southwark are investigating first firm as we lost £1,000, but Bank stopped further payments.  If you PM me I will give you name of dodgy company.

I have found Russell Perrin to be an honest, reliable and reasonably priced roofer.

I suggest you ask him for a quote at least. He might have to see it, but he might give you a rough  idea over the phone.

Other people have recommended him on here, if you do a search.

I thought Russell was great too, but haven't been able to get hold of him for well over a year.  I accepted his quote for a whole new roof and never heard anymore?  Strange.

In regard to roofers in general, I've just seen this in the Guardian:

It's sad that Which? Local doesn't exist anymore and has been replaced by Which Trusted Traders which is riddled with the same conflicts of interest as CheckATrade etc al.  The old Which? Local was completely run by subscribers and paywalled off so fake reviews were rare/v expensive.  Traders did not pay a fee to appear on it and as far as I know had v little influence over what appeared there.  I sourced several trades from that excellent site!

I had major issues with Chris Ball Roofing (who appear to be no longer trading) who had a 4.9* rating across 100+ reviews on CheckATrade.  Given what I experienced when I v politely questioned their work (with a clear diary/photo timeline) I cannot believe the 4.9* rating was representative.  I believe either bad reviews were rejected and/or there were conflicts of interest in a number of the good reviews.

Get detailed quotes, for materials, labour, plant hire (i.e. scaffolding etc.). That forces them to cost properly, and if they can't do that you don't want them. It also allows you to compare costs. And check what they're actually doing with your money. Ask for reference contacts with previous customers. Appear, at least, to be an informed purchaser. Ask for an estimate of time on site. Make timing part of the contract. 

If you're happy with an, 'it'll cost £10 grand' or '£15 grand' quote, them I'm glad for you that thousands of pounds isn't material to you. It's true that if you're quoting for a standard job you may know the standard price, but very few roofs, even for similar buildings, are that standard,depending on their current state of repair. And if your getting competitive quotes, knowing what they're made up of is, if not key then certainly helpful in making a decision. The lowest quote is not always the best depending on its components. For 'flat' roofs zinc is half the cost of lead, for instance or less (I haven't looked at prices recently) but with a third of the life. As an example.

Russell was very knowledgeable and competent, and would have had no problem "trying to please people like the Penguin", whatever you mean by that 

I am very sorry if he is no longer working, as he would definitely have been my first choice for anything connected with roofing.

Russell is still in business. He was working on a roof in Adys Road a couple of months ago. He has sorted out many roofing problems for me & my neighbours.  He does get very busy but he would always be my first choice. When I last spoke to him he was doing non roofing jobs in the winter which seemed totally sensible.

Have you got a number or e-mail for him?  He was always so reliable, but now does not answer the phone or e-mails?

How many roofs do you have?😜

If you can get russell then great. Fantastic roofer. Honest and a nice guy. Sadly though now unreliable. We booked him in months in advance and he then ghosted us having pushed back the start date 4 times. We now have a leaking roof for the winter and a young baby (which he knew was en route and why we were booking so far in advance) so not ideal. Glad he's still working as had assumed something bad might have happened to him as that behaviour was completely out of sorts. Had used him a number of times previously and now at the mercy of the biggest cowboy traders who are roofers in general. 

My experience is that good traders know each other, sometimes, so if you know someone in the building and related trades who you trust you might ask them if they could recommend a roofer who they may have worked with. It can't hurt and you might find a star that way.

    • The govt research cited earlier in this thread suggests that the number of foreign uni students seeking places is reducing and that this is nothing to do with available accommodation, but with rising uni course fees and issues to do with visas. So I wonder what the true level of demand will be for these student rentals, if many cannot afford them? If there was insufficient uptake on the student side what would happen to the properties?
    • Just seen them! Moved into Barry Rd 33 years ago and remember watching dozens of them in the sky as we sat in the back garden the first evening. Look out for them every year. Lifts your spirits when they arrive. 
    • Aleksandra was the driving force behind the conversion of what was a nice but very outdated house into what is now my beautiful, vibrant and modern home. I cannot recommend her enough- she was a pleasure to work with- she has an uncanny eye for detail and her sense of style is unparalleled. She knew where to push me beyond my “safe beige” colours but always kept my personality and preferences in mind. She sourced fabric / colours / lighting designs , she found local options for spectacular interior ideas in the kitchen , display cabinets , bathrooms , bedrooms and wardrobes. She never went beyond budget and was very timely in her execution. The result was a beautiful home that even after 8 years looks as stunning as it did when first put together. It is as liveable as it is beautiful and none of it would have been possible with Alexandra. I truly could not recommend her highly enough- there are few people with her work ethic and style. Thank you Alexandra !
