I'm looking for a tenant for a large room at the front of my house. The room is 4.6m wide by 3.5m. Very light with two large windows and a view of the street. Wooden floor boards.

It would be great if you could bring a bed and chest of drawers but this can be negotiated. There is a good Ikea wardrobe in there at the moment.

The rental term could be anywhere from 4 months to 9 even 12 months. This is because the house is actually on the market. Baring in mind conveyancing takes at least 3 months, I would imagine the room would be available for at least 4 months. But it would suit someone looking for a pleasant stop-gap before finding somewhere more permanent.

I am living between London and Egham as I'm at university there. The other room is rented out to people in the theatre industry via Theatre Digs. The house might often be empty during the week and you will have it to yourself.

The house has a large kitchen. You would be welcome to use the comfortable living room when I'm not at home, but when I am, I would take priority.

Rent: £950/ month all bills inc. Deposit £950. 

You must be OK with:

Quite often being at home alone in a large house
Occasional sales viewings (Winkworth Estate Agents)
Providing your own bed and chest of drawers etc
Visits from my dog - no dog allergies please
Keeping the kitchen tidy
Keeping visits from partners to two nights a week
No drugs and smoking policy

The house is fantastically located 5 mins from East Dulwich station, 15 mins from Peckham Rye and 15 mins from Denmark Hill.

    • Well, quite. Just, for God's sake, don't mention tromboning/tromboner to the staff or band if you pop in for their Sunday lunch 'Jazz & Roast' experience. And probably best not to take the family with you first time. Just in case. Jazzer, you may want to think about changing your username in the light of all this. The English language can be a nightmare sometimes. Sue, I tried to post it as link, but it wouldn't allow me to. You're on your own, but the 'About Us/Our Story' sections are genuinely uplifting and I've not been bombarded with anything. I wouldn't recommend searching for 'tromboning' though.

    • You can Google to find out how often you will be invited for breast screening. It depends on your age. Here you go:  https://www.nhs.uk/conditions/breast-screening-mammogram/when-youll-be-invited-and-who-should-go/ If you are over 71 you won't be automatically invited, but you can request a screening. It's all explained in the link above.
