Agent's fees

We are going to be letting out our 2 bed house on a long term basis and would like to know what fees we could expect to pay an letting agent for finding a tenant and long term management.

Any advice and tips much appreciated.

General fee is around 12% for management plus a "finders fee" for the tenants and doing preliminary checks , usually 200-300.

Cp12 and epc will also be additional charges.
