Looking for 1/2 bed flat Peckham/East Dulwich

Hi, I’m looking for a minimum 1 year let. I am able to pay 12 months up front if this speeds things up. I have a well trained dog who does not bark and is not destructive. Ideally a ground floor flat with a garden but anything reasonable considered.
