would echo most of the comments here about variations within the SE15 postcode - roads such as Oglander, Ondine, Adys, Maxted, Muschamp, Marsden etc could all in my view be described as being in East Dulwich, except for the fact they have se15 postcodes which means that technically they aren't.


Not sure what your budget is but there are flats to rent/for sale on Muschamp at the moment which is a fab road....

@cuthbert D - thank you for the list of streets that is very helpful.. Budget ideally around the 1,000 so then we can continue saving to buy somewhere eventually but with everything its all negotiable for the right place and area.. We are currently in a 2 bed as Nicola works from home but if need be would reduce to a 1 bedder ideally with a little study..


Just to update you it looks like ED is well and truly in the running for places to live now, the folder I made clearly dazzled her.. ha ha.. >:D< So now Im just on the look out for the right kind of flat, thankfully we have 9 weeks so you never we may end up in ED yet!!

Make sure you check Gumtree for flats. Got mine from there and you can often get a bargain from a private landlord rather than going through an agent.


Just make sure you get all the correct paperwork - don't want the same thing happening again do you?!


I doubt there is much crack knocking around East Dulwich though. On fairly massive tangent my home-town (a leafy Surrey suburb) was featured in Tuesday's G2 section of the Guardian as the location of a Chinese brothel in a cul-de-sac. Goes to show the seedy underbelly exists all over and not merely inner London.

For what it's worth, when we were looking to rent in the area 3 years ago we registered with all the agents on LL and the best by far (for us) were Bushell's. The girl we dealt with in the lettings office was very helpful and we are still in the garden flat they found us near Goose Green

Having experienced East-Dulwich and Gipsy Hill, I feel equally safe in both places, I like them both for different reasons and really feel you are talking about another place, you must have bumped into the wrong person and that could happen anywhere, even in E-D. E-D has a more exciting nightlife, but that can also keep you from sleeping at night, whereas in GH you are more likely to be woken up by a melodic birdsong. These two places are my london favourites.
