would you say this was suitable for a fairly athletic 3 year old, or is it really for older kids?

If you are happy to scurry around after him ... As I was doing with my 2 yo today

It's better than pr adventure playground for little ones - there are slides and swings and a high up wooden walkway that's not too terrifying
