Help: Ballpark price for 1st floor house extension

Hi, we are looking at a house where we would want to extend over the garage & kitchen so out to the side over them both. Foundations are all ok already & no right to light issues etc. Would mean building up & adding 2 bedrooms & a bathroom. Any idea of ballpark costs won't hold you to it but would really help as we weigh up our offer. Thanks

Hi,

Just for the building works and not including any fees for architects, planning etc. You could work on ?100 per square foot, ex VAT. This is for a fairly high specification and finish. It really also depends on what sort of structure is required, steels start to get expensive for example.
