I think what you are looking for would be a minimum of ?500k, if not quite a bit more.

Just to let everyone know, I found EXACTLY what i was looking for :D 3 bed flat with garden for under ?350k right on the border of ED/Forest Hill. So it can be done! Don?t let negative comments put you off.
