Recommended Posts

Hi there.. Isn't ?600 a year on a one bed flat victorian conversion unbelievable? No subsidence history 1866 building.. Doesn't include contents.. Its through the management company as its leasehold but that's not including their yearly fee they charge for kindly arranging thst cost

Is the 600 per flat? It may be high but the calc done for our building is based on the rebuild valuation. When we used an agent to manage, they didn?t shop around for quotes.

If you think it?s high, ask them did they go out for quotes? What?s the rebuild value and when was the last valuation done? They should be completed every three years by a qualified surveyor. Another impact on cost, may be previous claims and the excess on the policy.

I hope this helps somewhat.

I've found that past subsidence and underpinning means that a lot of insurers won't touch us . We stick with the firm we have had for years and it's expensive .

Have you thought of cutting out the managing agent by going for the right to manage ? https://www.lease-advice.org/fact-sheet/right-to-manage/
