We have lived for over 20yrs in a first floor flat on Bassano Street.


I have always used the same insurance but decided to use my time at home to get a better deal.


Was already to sign up with a new insurer when they said that the underwriters had flagged up that we were in a flood plain?! so they could not offer me insurance.....I find this so weird as I have never in my time in East Dulwich seen a flood, as well as the fact that I am on the first floor...


Anyone know what this is about or overcome this problem?

Hi,


Do you live in a block building or an individual flat*

There may have been a nearby flood claim in the last 3-5 years e.g. Basements can flood after heavy rain.

Your postcode may have flagged as being nearby a recent claim. It Doesn't just mean you live near a river!


Feel free to ask for more information from the broker or insurer.


Do shop around but make sure you understand what you are getting.

It's Usually cheaper to combine buildings and contents cover. * if in a block of flats the individual flats would usually need to take out their own separate contents cover but the building would be insured as one policy for all the flats.

They may be referring to the River Effra which, although now part of the underground sewer system, isn't very far away and has been known to "rise up" on occasion after particularly heavy downpours.

Nearest I've ever seen was about 17yrs ago, evening rush hour. I got on train at LB it was sunny. 11mins later got out at ED stn to a torrential vicious downpour, the area before the exit tunnel was flooded ankle deep, along LL (walking towards Bassano, same side) the water flowed down LL like a river and as it hit the corner kerbs of side roads like Chesterfield, it splashed up like happens on rapids. But that's not flooding, the water was clearly heading down hill to the roundabout, and the lowest point near Grove Vale.

First time I've been soaked so badly by rain that every inch of my body was absolutely soaked wet.

KK I remember that. I had to paddle through the water to get to the station.


I was going to a gig in a pub the other side of London.


I arrived absolutely sopping.

    • I'm certainly not surly - it's Friday, so I'm in a delightful mood.  As Earl Aelfheah said, the money has to come from somewhere. But Labour new that hiking fuel as well as employee NIC in would be a step too far - for businesses and consumers. It was the right decision for this moment in time. Suggesting that someone who's against fuel duty increase on this occasion is against and fuel duty full stop is quite a leap. Why do you demonise everyone who doesn't think that owning a car is a cardinal sin?  I'm not sure using Clarkson as an example of your average farmer holds much weight as an argument, but you know that already, Mal.

    • If you are against the increase in fuel duty then you are surly against fuel duty full stop.  It has not kept up with inflation, I'm talking about getting it back on track.  Ultimately road user charging is the solution. Labour will probably compromise on agricultural land inheritance by raising the cap so it generally catches the Clarksons of the world who are not bothered about profits from land beyond, in his case, income from a highly successful TV series and the great publicity for the farm shop and pub
    • Were things much simpler in the 80/90s? I remember both my girls belonging to a 6th Form Consortium which covered Sydenham Girls, Forest Hill Boys and Sedgehill off Bromley Road. A level classes were spread across the 3 schools - i remember Forest Hill boys coming to Sydenham Girls for one subject (think it was sociology or psychology ) A mini bus was provided to transport pupils to different sites, But I guess with less schools being 'managed' by the local authority, providers such as Harris etc have different priorities.
