Hello,

I?ve had a rogue builder at my property and I am looking for a builder who can provide an report for the value of work that has been done should the matter proceed to court? I would be appreciative of anyone who can point me in the general direction of anyone who is able to do this? Thanks.

Probably should be in another section but anyway:

If it's small fry you might just draw a line under the experience and start again but if there's a structural risk, an uninhabitable property or a dangerous work space now in play with ?1000s to fix it then worth elaborating...

You might benefit from a RICS building survey but don't fork out ?1200 for a report and then start going legal for no good reason.

What works have been done or not done, what damage - if any - has been done, and what monies - if any - have you paid?

just get quotes for how much to finish and make good, these will be free and builders will be round like a shot

deduct from dodgy builders money or sue for difference

try and keep under 10K, then you can go through small claims court

most builders will just ignore it, in which case you'll win by default

if builder is trading through limited company, then may go bust ... nothing to do in this case

redpost is saying if possible to keep it under ?10k to finish and make good, not to do the whole loft conversion.

    • Trees, eh? I feel your pain, EDP, but I like the light provided by the pollarding. I'm interested in the gingko, tho.  I love a tree, me - Hillsboro Rd has lost about five over the last 20 years (2x lime, cherry, strawberry, and, er...). The council did take down about 5 ill original lime trees behind our house but then gave us Golden Rain trees. God, if only we had known what a PITA they are. The main problems are massive invasive surface roots which have buggered up my back fence and paving, plus thousands of vigorously self-seeding offspring every year, which I go around pulling up before they turn into trees. And the leaves are tough things, like horse chestnuts, so don't rot easily. I hate them.  Wish they could have been something native and attractive, like birch or something... council isn't interested in helping.  Ah, well.
