A more accurate description would be ''that's the estate agents getting greedy effect''. The SD holiday was only announced a month ago, a sale on average take 2-3 months to complete, therefore there's been no time for the effects to filter down as per normal i.e. increased sales = house prices going up. This is estate agents, and perhaps sellers too, seeing an opportunity to artificially put up prices knowing that buyers potentially have some extra cash to play with by not having to pay SD...
