we need more cats. lots more cats to deal with this MENACE.

Fsailing that, lets get the populace tooled up and deal with this avaian scum ourselves.

First the pigeons, then we can move onto shoplifters and burgulars. scum that do not deserve to live.

lets get organised and clean up our manor

There is quite often a problem with pigeons in my road, and lots of them were roosting on parts of my house, under the eaves and on window sills. I installed plastic spikes which worked. They aren't a particularly amusing topic as they are vermin. Southwark has posted several prominent signs around which say do not feed the pigeons - apparently it is against the law.

I'm Ren?, Ren's distant French cousin (twice removed).

Carter has specified he is an engineer, therefore not qualified to keep the pigeon population under control. So why do you suggest we call for Carter?

Can you clarify what you meant by call Carter ...he only shoots clay ones. Are you suggesting he's trigger happy?

Please keep in mind any possible libelous or offensive claims or I'll Section 127 vous

maybe the pigeons didn't get the 'o' level grades they wanted in English and as a result they can't read the signs !

First of all, the shoplifting pigeons. http://news.bbc.co.uk/1/hi/scotland/north_east/6907994.stm

ah, susancarpenter, welcome back. Think of it thus:

(Pigeon gets on Tube, say at South Ken)

Ticket inspector gets on Tube at Gloucester Rd: "Have your tickets ready for inspection, please!"

Pigeon - coo!

Ticket inspector to pigeon - Have you paid your FARE?

Pigeon - coo!

(Tube doors open at Earl's Court, pigeon disembarks and flies off, having paid not a cent in FARES)

    • No, you won’t get your rent back for not having an EPC. I presume you’re thinking of  rent repayment order… you’d have to have evidence of an offence such as illegal eviction, harassment, threat, unlicensed property. None of which you’ve indicated.  I don’t see what the problem is with your situation, certainly nothing substantial. If you have evidence of disrepair (including professional report) and you have to have evidence of informing the landlord as well; you’ve mentioned damp but said it’s not there any more?
    • Thanks…..still convinced I can get my rent back - not vindictive person but no one treats me this way & gets away with it. Will teach them a good lesson if they get a fine - well two really - much rater have rent back. Yes, will be taking pix - already have one for mould in bedroom - now removed.
    • Take your own meter readings and properly document the condition of the property when you leave. The LL won’t have a case to claim against your deposit without a sign in inventory. Not having an EPC is largely irrelevant- if you report him he might get a fine but you are unlikely to get compensation.
    • Thank you both. Inexperience Landlord trying to save  a few pennies - hence no agent involved. The issue is the fact that it is my understanding that without an EPC that is current then they should not have rented the property - far  more to the point and taken rent from me. They commissioned an EPC 4 weeks & I am still waiting for or a copy!!! No gas in property. Well I guess it will be a case of instructing solicitors which I have tried to avoid doing but as they are not responding at all, I have no choice. If I am correct about EPC then it will cost them alot more than refunding me my rent.
