The Dulwich Picture Gallery being a good example of how the juxtaposition of old against new can work...

Went along today..

Facinating. I remember it from the 1950's when we would wait for our excursion train to Margate/Ramsgate.

Of course the Trains back then were steam.

Too dark for photos with pocket camera so may go back tomorrow with more suitable equipment.

They are going to need a lot of money there.

Would be really good th be able to restore and put it to some good use.

Some very interesting photos of old buildings. some no longer here / some areas still there but covered up.

I'll bet people in the 1900s were bored with London Bricks. Unfortunately, there are no decent artistic brickies to pull off such a job in the station forecourt. When you also consider lighting and spatial matters, you'll quickly realise bricks are a really poor choice forthis type of project.

Had a look at the exhibition today and its really good, I've wanted to get inside the waiting room for ages. Interesting to be able to see how the roof was put together (from the inside) also liked seeing the trains coming up the track from the windows at the front, you can see quite a long way up.

It will definitely look better when the front is open but I think the commercial units at the sides are a bit heavy and still block the frontage a bit.

It would be cool to have everything open all the way to the Groves either side but I suppose keeping the commercial income is unavoidable.

What about if the front of the units was angled back as it comes towards to the station then you could see all the victorian bit without any interference.

I don't like the idea of metal and glass either especially if shops keep the stock upstairs and all you can see through that glass is piles of boxes and junk.

This is ED Forum and not Peckham as noted for other named locals but

Peckham Parking Garage

As with so many many other things/ places all the council wants to do is tear it down and build houses. So wrong for so many reasons and will it even "raise money" after the first council hands are shaken.

Why not (close your eyes and enter a world where you are not beholden to your pre-conceived notions A-Z) why not sell or lease or rent the Peckham parking garage as...

parking spaces or retail spaces and an all season restaurant / gallery at the top

Well you might say, it already is parking spaces and no one uses it... but the packaging and pricing are wrong.

What do we want as a package? Because what we have now is a bunch of politicians running about putting out little fires and pursuing atomized objectives.

we want cars tidied off the streets

we want better access to good transit hubs

the council wants to raise money

no one likes CPZs

(etc)

I haven't fleshed this out and already other parts of my life beckon but what if to own a car you had to buy a parking space? Houses with parking have the parking factored into the price. So, as well as building houses or flats, and for pre-existing residentials units, there has to be low-rise multi-storey parking with spaces for the cars owners are will to buy parking for.

All cars off the streets

Streets planted with hedgerows and flowers and crops (yes low level farmed)

Part of the cost of owning a car is off street parking

Mostly we will all have to walk a street or so to the parking

Mobility limited catered for

Don't just say NO. your dreams of a wonderful Status Quo or looking backward into mirrors seeing a rosey past that never existed quite as you image it did are , partially at least, not real.

Interesting ideas, mnh. I have attended several of the local community council meetings and many of the cllrs would like to keep the building. However, there were a couple of issues that keep cropping up. The first being security and wsecondly, whether the building would be used to its full potential. You could argue that Frank's cafe have proven that you can attract thousands of people to the building but the question still remains.

Security: 24 hour manned security gate FRIENDLY and BEAUTIFUL

Will it work: Being a first, nothing is guaranteed. But, why not take a punt? Over 5 years or so some of the shop keepers will be moved because of regeneration in parts of the high street. Would they take "shops" around the periphery of the first 3 floors of the garage? Periphery means light and views and artfully agreeed advertising. They'll get the same or lower rents, visibility from a distance.

first 3 floors shops: http://www.findaproperty.com/searchresults.aspx?edid=04&salerent=1&areaid=0379

click on that! ?700 to ?100,000 pcm do the maths! what a money spinner with

a little creativity

second 2 floors leased parking:http://apartments.oodle.co.uk/peckham-lnd-en/garages-for-rent/

click on that! upwards from ?120 pcm for a parking space in Peckham just a little more

multiplication

and then a restaurant at the top with a sales gallery: http://www.acorncommercial.co.uk/commercial-property/restaurants/restaurants-to-let-or-rent-in-peckham/ now click on this

Here's my multiplication effort: Almost ?1,000,000 a year?

6 shops on a floor? 6 x ?2000 x 12 x 3 = ?432,000 per year shops

150 cars on a floor? 150 x 120 x 12 x 2 = ?432,000 per year parking

restaurant? this is hard = $100,000 ?

_________

?964,000 per year?

And all money in the pockets of a clever modern council who wants to put itself on the map of new and different and problem solving

    • I'm not in a bubble - if you read my post it says supportive of food bank info and community group info etc on the ED station board, where broad mix pass by when using train/bus/on foot. You're judging me but I can assure you I probably do FAR more for the local community than someone like you who simply posts something unhelpful in response to a conversation piece, asking for more opinions. Of course I know not everyone is middle class, I am working class worked up to middle class etc etc. I support various local groups, raise money for charity, give money to charity, give to foodbanks... the whole shebang. All I am saying is that there are ALSO other people who are interested in looking at the noticeboard for small business info around the area. Small businesses definitely need support and often make low profits and rely on advertising in places like these noticeboards. I'm entitled to an opinion and I am very honest, unlike some who want to say the right thing but if you question yourself what do YOU actually do for the good of others? Yes you may be Mother Teresa but my guess is... you aren't 😉 It is now fixed...
    • I think there is possibly a “broken windows syndrome” to these kind of boards: you know the idea that a broken window left untouched will give the impression that nobody cares, so encourages more vandalism? If boards are not maintained and the notices are way out of date it gives off that vibe. North Cross Road is a Southwark council licensed market, so does it not have a council employee in charge of it? Someone who arranges pitches and payments etc. If so, surely they would be the person to take responsibility? It only needs somebody to keep it clean and charge the posters regularly. Perhaps this can be suggested to the Goose Green councillors; it’s not my ward.
    • Exactly. I complained about them being broken for around 2 YEARS and they were repaired autumn (?) last year but only today when I emailed the councillor did he say he had "just received keys". I have no objection to a mix of community groups etc using the board but surely it should be open to all? Including local businesses, many of whom rely on word of mouth or boards like this - they don't often make much profit so it's great to support local business owners. It's not really my own interest as I am not a business owner... I am just reflecting what I would like to see - that I admit - as per my original post. p.s. the noticeboards I am talking about are empty - not used by anyone as the councillor has the key! Watch my words. They will be updated yearly if that and the info will go out of date. Last time the Northcross Rd one ended up with local councillor contact details, community centre contacts (useful I agree) and random flyers. Someone broke the glass and that was it for several years until I constantly emailed and James Barber - wonderful former councillor for the area - proactively supported, and we now have it fixed and a new one near ED station...
    • Voluntary organisations are probably not making use of the boards any more because of the state they are in. To the best of my knowledge a small number of people had keys originally, but I have no idea who has them now. I imagine it is going to take a fair amount of time to get all this properly up and running again, and then properly maintained.
