Pugwash Posted June 24, 2012 Share Posted June 24, 2012 Having read the planning link (see First Mateas' entry above) I am further in understanding the complicationswhich will arrive from the approval of an M & S store. All those people in favour should have a good read of this link to see that any change in size of the store and the implications of additional residential accommodation would have a dramatic effect on local residents. I suppose if you want your daily life disrupted from 6 am to late eveningby the arrival of refridgerated lorries on daily basis, Your car bashed in as lorries try to negotiate a tight turn in to the delivery yard. . build up of traffic in LL as motorists try to reverse out of Chesterfield as road is blocked by lorries, your and your children's lives put at risk by lorries mounting the pavements as road is too narrow.................!!.Even driving a family size car out of Iceland's car park is tricky due to the poor visability, the angle you need to swing out onto the road, means you can easily meet an oncoming vehicle who is travelling too fast for the road.I have never been in favour of having an M & S or a Waitrose in ED - although I agree that their goods are generally of a high quality, the costs for the most part are outside most people's reach. I do feel M & S sandwichesand their meal packages ( Dine in for ?10) are good value, but the majority of it's food products are over price. When my mother was alive, she asked me to find out whether M & S did an asparagus soup - they did but at ?1.50 a tin ( this was about 3 years ago) it was way beyond an OAP budget. This has been agreed.It will now go to a planning committee and yesterday the officers I chased about when told me after the summer holidays.Talking to a local residents they believe they've found a legal problem in that the application assumes rights of ways that they don't have. That after the death of a resident whose property was accessed via a service yard it wouldnt be legal for this application to do that.The more I hear the more of a pickle this application appears to be. For those that want an M&S Food - and I do REALLY like their chocloate biscuits - I'm sorry the developer appears to have made a mess of the applciation.Those against it wont happen anytime soon without a major redesign. If the developers have decided they want to increase the rent they get from the building and Iceland's lease is coming to an end, would the developers give Iceland a rolling/temporary lease? Or would Iceland bother to stay there if it looks like the developer is after more rent than they are willing to pay? I spoke to one of the staff about this subject she said yes there lease will ran out in October and she is forced to work miles out or lose her job.She also said the same people who look down at Iceland are the same people who shop there but they don?t tell the friend and neighbours they do. The team who are currently working on the Dulwich community garden, including local councillors, and the local residents association hopefully agree with me on this, and we are currently working towards a consultation for the site. Its the kind of thing that isnt immediatly obvious, even during due diligence checks. Perhaps they knew but applied anyway, because you never know what might get through ...If there is a problem, M&S will simply re-apply, having dealt with the issues. A standard approach would be to apply for everything that you want, knowing that somethings will get not be accepted. You sacrifice the nice and so keep the nescessary. Penguin68 Posted July 13, 2012 Share Posted July 13, 2012 It would be worthwhile reading this thread in conjunction with that on house prices (sanity check) in ED- what posters there are saying is that the demographic in ED is changing - driven by amongst other things the costs of moving here. Hence, perhaps, the apparent fact that Iceland isn't prepared to die in a ditch to retain their Lordship lane store - as the incumbent they had the best opportunity of working with the ground-landlord - but they have chosen not to make that investment. Clearly M&S felt that investing in new ED-ers made more sense for them. rsn Posted July 13, 2012 Share Posted July 13, 2012 Having worked for M+S as a section manager in a simply food store, I can say that it will be a nightmare if they open a store on Lordship Lane. Deliveries require a loading bay with a hydraulic lift, and I can't see how they will fit that in if they remove the car park. I would love to see how they will be able to reverse a 60ft lorry onto a loading bay on that tiny road without hitting cars and walls. Also, it will be really fun noise wise at 6am to listen to delivery lorries everyday.
