Undisputedtruth Posted May 29, 2012 Share Posted May 29, 2012 M&S is proposing four deliveries between 6am to 7am every day of the year with increased deliveries over the busy holiday periods.Iceland have their deliveries after 8am so not to disturb their neighbour's sleep.As for your question Ted, a furniture shop, as an example, could have their deliveries after 9am or later. With the Jobs they are creating directly they will probably benefit workers in other shops by increasing footfall. So even if the 'poor' don't shop at M&S they will benefit from the jobs created. Furthermore, Iceland was bought by their management. Given its profitability and cash reserves of ?150m they're well placed for expansion and acquisitions. This isn't about Iceland as an expanding company, this is about whether Iceland sees its Lordship Lane site as a good continuing investment. See my earlier posts, but every site is examined to see whether it's optimal for the company leasing it.Of course, it is possible that the site owner, together with M&S, is flying a development kite, and that Iceland is keeping its powder dry, hoping the plan will be turned down and Iceland will be left as the only game in town (and with bargaining power) and that's what the 'keep Iceland' brigade must be hoping as well. But is is also very possible that Iceland considers other sites will give it a better long-term return and isn't interested in renewing the lease. My guess is that it will have been given the first option so to do, if only because continuity is better for the landlord than a gap in rental income, unless they can get a new leaseholder to co-fund development. I don?t particularly rate M and S as a food retailer. The joy of the lane is the independent shops which are in the majority maintained by the increasing affluence of East Dulwich and in most cases would welcome the M & S as it would bring in more footfall and trade. In fact the nearest non clone town is Rye Lane where the majority of stores (at least towards the rye end) are independent clothes shops and butchers. This is the area that you think the M and S should move to and improve its mix of shops??An M&S in Peckham would also help its own diversity of shops.?Finally you don?t seem to know what you want to replace the Iceland or improve the lane.?Lordship Lane could perhaps do with a gift shop chain as to up the competition. davidh Posted May 29, 2012 Share Posted May 29, 2012 in answer to those who castigated me for saying east dulwich is a village, I refer you to local histories which state quite clearly that east dulwich is the largest of the villages that constitute dulwich. but does it really matter if east dulwich is a village, a small town or a middle class enclave or a haven for m&s groupies or waitrose wannabees or what the hell else? what I know is that it is a great place to live and run a shop... although I might be happier if undisputedtruth took her custom elsewhere.
