Does anyone have any insights into shared ownership? The process, the pitfalls, specific housing associations to avoid, tips, etc. A friend is exploring the possibilities of co-owning a house (in North London - no, really :-0). She has found a potential property but has no experience of the process and whether to trust the dreadful reviews of the housing association, Clarion. I said I'd tap into the collective wisdom that is the EDF.


Any thoughts gratefully received.

I own 30% and have for 10 years


Advantages

You get on the housing ladder and your percentage may increase in value

If the price falls you could take the paper loss and buy more share

Process of buying was easy - I paid small deposit

I'm actually happy where I live and have some equity



Pitfalls

Higher interest for shared ownership mortgages

Rent goes up by RPI in Sept + 0.5% (it always goes up)

Service charges tend to go up

Staircasing isn't easy once the price rises

You have responsibility for repairs in your property

You can lose the lot if you were removed from the flat for breaking terms of lease or not paying rent

    • Elliot just fitted 5 internal doors for us and the process from start to finish was excellent. He was very quick to come back with a quote and to fit us in for the job. The job was actually completed in the time quoted which was very refreshing!! The work completed was of the highest quality and great value. We will happily recommend him now to friends who need carpentry work completed in the future
    • Peter and his team did excellent work on my flat in Nov 24 sorting vents fans and dampwork. The suggestions he made for sorting the damp have proved very effective for a long-standing and tricky problem. Efficient responsive and well priced. 
    • I started this petition about 10 years ago in relation to the Heygate 're-development' (which was corrupt to the core imo). Unfortunately it didn't change anything. But the stats quoted are still shocking. Southwark ended up making a loss on the sale of a hugely valuable piece of central London land and turfed many, many families from their homes in the process. It's the same story - you have massive property / development companies, who manage to completely out manoeuvrer / run circles aorund councillors, often destroying communities and doing very little to make properties more affordable or address the housing crisis. Rather, they add further 'heat' to an out of control, international 'property investment' market. We need more council housing - high density, but mid rise imo.
