POSTING FOR MY TENANT RADHIKA, message me for more photos but call her to discuss:


THE FLAT


Lots of good things to say!


- 3rd floor, so heaps of light and a great view over the city skyline.


- Directly opposite the train station (more on transport below).


- The room is a proper size double with mezzanine bed to gain space, and is well furnished. There is also heaps of space around the house for your things (shelves in the lounge and a huge attic ? which is super helpful for storing suitcases, camping gear and so on). This room is not suitable for a couple though.


- Secure bike storage ? right by the front door, no need to hump it upstairs or leave it in the cold (my current flatmate cycles everywhere)


- Cute kitchen with a stable door looking over the shared big green garden (There is a little outdoor hangout spot here next to a spiral staircase -leading to the garden - which is another nice place to hang out with a cup of tea!)


- Wooden floors throughout and an airy lounge. Two large sofas, one of which is a sofabed for guests, table for eating / working. Everest double glazing for warmth and sound insulation.


- No pets.



COSTS + MOVE IN


Move in is 20 July

Room: ?600pcm


Bills ? ?125 max (internet, TV license, gas, electric, water, council tax)


*This is a year average price we figured out, so slightly cheaper in summer and slightly more in winter (as the gas and electric meters are pre-pay)




THE AREA

- Nunhead is quiet but fun ? great pubs and a very old fashioned parade of shops including greengrocer, traditional bakery, fishmonger, butchers, florist etc.


- Peckham is around the corner (literally a two minute train journey to Peckham Rye) or 5-10 mins cycle. Aside from being the epicentre of south London hip, Peckham is great for shopping and is home to the mighty Peckham Plex cinema, a great hangout where all the films are a fiver.


- Telegraph Hill Park ? my favourite park in the city! Such a lovely place with free tennis courts, amazing views (better than Parliament Hill in my opinion), many Frisbee opportunities and a favourite haunt of Goldsmiths students who are out with picnics and BBQs in force come the summer


- Nunhead Cemetery ? right behind the house ? this is officially central London?s largest area of wild woodland (so I read once). It?s a gnarley maze of crooked forgotten graves and windy paths to get lost down. Excellent place to go running (as is Peckham Rye park which is a 5 minute cycle)

I?m a huge fan of SE London so could keep writing forever about my favourite spots ? rest assured it?s a fun place with heaps going on. You?ll love it if you are new!




TRANSPORT


Nunhead station is literally opposite the house and has direct links to Victoria (15 mins), Elephant + Blackfriars (15 mins) and St Pancras (25 mins). We are also a short walk from Queens Road (overground) which has quick links into London Bridge (11 mins) and the east london line is 8 mins walk at Brockley through to East London/Clapham I don?t use the bus so much, but there are buses and more importantly night buses which stop around the corner.


ME


I?m 26 and lived in New York before coming to London which is now my new adopted base. I can be away a lot for work, depending on the time of year, but when I?m in town I like to hang out at home. I like going to the gym, I?m keen on cooking and doing things South-East.




SMALL PRINT


You?d be signing for a 6 month contract as a joint tenant. This means we are both equally responsible for the place ? which in turn means that house is as much yours as it is mine (you don?t need to feel that you are sharing someone else?s space). We can extend this on a rolling basis after 6 months but we need to give the landlord 2 months notice on leaving.

The landlord needs to see 3 months of bank statements as this is his way of checking that you will make the payments. He lives over in Italy. He?s very responsive to issues in the flat.


Also ? a reference from a previous landlord and a copy of an ID doc to show you are who you say you are.


One month deposit which is held in a deposit protection scheme (DPS).


No fees or any agency stuff.
