With elan and flair, with never putting the Irons down for a defeat, with always opting for the ludicrous odds of the coupon buster, with - to be honest - no love of settling for safety and mid table mediocrity and, finally, with no whining, carping or questioning the rules.

AND with such confidence in providence that my prediction for the CL final is the opposite of whichever team you pick to win. If you want Bayern I'll go for Dortmund and vice versa so there'll be a winner without having to analyse the feck out if it B)

Over to you, Dic.

Dic here Max. I didn't think you would start the mind games so soon. Still, if you want to change 'the rules' as you haven't got it in you to make a prediction it's up to you ;-)

Whiiiiiiiiiiiiiiiiiiiiiiiiiiiiiine...

Mind games?! Me!???

Don't be a silly boy, I did make a prediction. I predicted that your prediction would be wrong!

But to save your blood pressure and knowing that otherwise you may suspect chicanery I will make whatever kind of prediction you think is 'correct', a 'by-the-book' prediction and pm it to Rd(if that's the way you think it should be done), okay? (I expect you to plump for Bayern anyway - personally I think Dortmund will win it - they have a brighter kit - but don't let that sway you).

The fact is Max I 'won' my place in the final in part due to a flaw in the rules. I didn't post it on here due to the fact RD appeared to give the impression I was a serial whiner which you have picked up on. I did however let my opponent know. So I now relinquish my place in the final to Otta. This will give you more time to reassess my posts on the loopholes in rules I may have pointed out.

I look forward to you quoting one which could be classified as a whine :)

PS Thanks RD for organising the prediction games this season. I do think it merits its own thread if you continue next season.

Jeez calm down Dic/Doc, I was (I thought) poking fun at you. You started the (what until now I thought was) banter with the 'I trust maxxi won't be getting a 5 point start' stuff and I assumed it was all in robust good humour - no need to throw your toys out of the pram. Now that I know better I take it all back. You have never whined (well, except maybe your last post - that is really a bit whiney tbh). Now lighten up.

You touched a raw nerve. Ever since me and my kid brother got a deluxe version of subbuteo for Christmas and he moaned to everyone that I had to spend 3 hours reading the rules before playing with him, I've been scarred.

Introducing aggregate scores to decide the SF after the 1st legs were played. Gave me a 2 goal advantage over Otta I believe. Of course it wasn't decisive but using a bit of logic helped maximise the advantage. If we had predicted different outcomes to the games it wouldn't have mattered of course.

I'm leaving the country now..........

Maybe working in accounts you're used to finding loopholes and exploiting them...all's fair in love and war.

    • @ ed pete "there still has to be the demand". I don't know but wondering if developers have been able to make a case based on the increase in demand from 2023-2024. The research I looked at said demand had risen by 500 in that period,  but was still below an all time high in 2022.   There will be others who know much more about this area who can give the rationale in favour; perhaps this latest govt. research is incorrect or only gives part of the story. My point is if, as seems likely, this development does little to solve the current housing crisis at local level for the non student population, I hope that the council is very, very sure that this level of student accommodation is warranted at this location. I have not managed to look at the plans in detail but how sustainable are the plans for the build; how will it be heated, what about impact on water and waste services?
    • There is also I believe some evidence that students are choosing to go to universities, where they do, closer to home so as to avoid additional costs by living at home. Personally I think this is a mistake - being an undergraduate is a first chance for independence - but if economics and costs are making this so the demand for accommodation such as this will again be weakened.
    • A good plumber - Ade Okoosi. He came to do some plumbing for a new kitchen at a flat in Camberwell, sealed up a gas pipe and put in some taps and a thermostatic shower. On another occasion he rapidly removed a radiator. Would definitely use again.  Ade 07961981944
    • Interesting the projected demand.  One imagines that you don't undertake this kind of investment without the business case to back it up.  There's one going up near a friends office in the City that is for 782 students.  OK, these are much closer to HE establishments but there still has to be the demand. https://dominusrealestate.co.uk/projects/65crutchedfriars/
