A room + dressing room (approx. 3.5m x 4.6m private space of your own); quiet, bright and warm (south-facing over back gardens and double-glazed) in a Victorian house on a residential street (with free parking) in Bellenden Village.


The house includes:

- 2 bathrooms: one with a large bath, the other with a walk-in shower;

- A very large sitting/dining room (dining for 8; 4-seater sofa that also doubles up as a put-u-up for overnight guests);

- a good size kitchen with a breakfast counter (and a dishwasher);

- a larger than average garden with 2 sitting areas + a marquee with a further dining table for 12 (lovely summer Sunday lunches + a shelter for smokers if it rains);

- a secure lock-up bicycle/boxes storage attached to the house.


Inside 5-10min walk there are countless - and frequently award-winning - eating/drinking/foodie/entertainment/keep-fit possibilities to choose from + the best public transport SE15/SE22 have to offer: Bellenden Road, Peckham Rye Station, East Dulwich Station, Rye Lane/East Dulwich Rd/Grove Vale buses/central London night buses, Bussey Building, Peckham Levels, Frank's Bar, Peckhamplex Cinema, Rye Common, gym with swimming pool, Goose Green, Lordship Lane.


Inside 15min bike ride/30min walk: Camberwell College of Arts, King's Hospital, Goldsmiths.


?700pcm to include all bills, all household necessities (from loo rolls/cling film/rubbish bags to washing up/laundry/cleaning supplies etc) + a cleaner. All you need to buy is your own food and drink.


We are two sharers; Tim is 37; I am older; the room has become available because the third person (32) bought a flat and has moved on after five happy years here. We are very relaxed, GSOH, professional, social (quiet through the week, respectful of one another's space, but also up for a chat, a drink and/or a takeaway from time to time). We will welcome a housemate of any age - male/female/other, gay/straight, smoker/non-smoker - as long as you feel the ethos of the house would suit you.

Would you consider a short term let for July and August? I am writing on behalf of my cousin from Italy who will be in London this summer to complete a work placement at my company. I live in the hood but sadly I cannot accommodate him.
