How much would you pay for a 2 beg flat in East Dulwich; 50 square meters; in reasonable good condition but not new. In the current market. It has a share garden.

50 square metres is very small for a 2-bed flat! I have seen decent-looking flats of ca. 60-65 sqm with communal gardens on the market for ?500 to ?530k. No idea what the really sold for, though. Have you tried checking the land registry data, zoopla and rightmove for actual sale prices (not asking prices)?
