Price Per Square Foot in SE22

Hi guys, I'm questioning the valuation on a property I'm looking at, it's of a high standard, new build and there is parking however it's ?837 per square foot, I've read that the average is about ?729 so this seems wildly off. Any recent experience on this front? Thanks! Alex
