Hello, we're currently in outline planning for a kitchen side return extension and I'd really like advice from anyone that's done it about where best to situate at utility space and a downstairs loo. Ideally we want to keep our access to the cellar for storage which means we can't do anything with the under stairs space and we want full width bi fold doors that will mean we can't build either the garden end of the room. I'm resigned to building a room between the two entrances to the kitchen and I'm leaning towards that being a utility room but would love a downstairs loo too if we could fit that it. I'm also not sure where we'd locate the boiler as I'd like to keep that outside wall clear as its effectively the main walkway from the back of the lounge.


Any thoughts/experiences gratefully received!

We put a toilet in under the stairs, opposite the cellar door, slightly jutting into the corner of the kitchen. You don't notice it in the kitchen because it fits with the line of cupboards on that wall. We moved the cellar door about a foot or so into the cellar to make sure we had access space there.
