The catch is that you have to use Foxtons.


In seriousness though, it would actually be good to hear from people who have taken-up the offer, many of whom will be regular readers of this here forum. I suppose they wouldn't dare own-up for fear of being pilloried.

I've not used the free intro offer but have spoken to them about organising a short term/corporate rental for my house during the winter. They sounded very positive about being able to let it however don't they all. All in all it's been nice dealing with them so far from a customer service point of view, but their fees leave a little to be desired.


Short hold Tenancy (6-12 months): 17%+VAT for their fully managed service

Short let/corporate let (month on month): 26%+VAT

Additional to these fees is the Foxtons killer ?320+VAT fee for writing up a lease (downloadable from the web for ?10) and doing reference checks (?22 using a web based company, free if you do them yourself). This fee applies to each new tenancy.


Now for the short term let I'm more than happy to pay those prices based on what they think they can rent it for but it remains to be seen if that's just Estate agent sales talk or reality. I suspect it's the latter. As for the 17% that's 2% more than the most expensive agent on LL which I think it both Haart and Bushells @ 15% (though haart are negotiable).


So these prices aren't unexpected, that's Foxtons after all and it's what we expect of them, and what is ultimately going to drive prices up even further in ED. I'm really interested though to see if the rental values they are quoting me are realistic, considering they are about 11.5% higher than the best price I was quoted by Bushells. Somehow I suspect they are not.

I have them coming in next week. I intend to read the contract very carefully before proceeding. 0% is attractive, but if the tie-ins and/or contract terms are unacceptable then they'll be given the heave-ho.


Shall report back on my experiences.


As for using Foxtons by landlords, all I'll say is have a good look through Google...

Please give me some credit Jeremy. I'm only looking at them because I have a specific need for a short term rental while I am out of the country, which Foxtons reckon they are very good at. Other agents in the area have advised they don't really do short terms lets or simply don't have the demand from their clients. I wouldn't dream of using Foxtons for anything else considering their prices (at least not until they proved they really could rent at the top of market prices). If you have any alternative suggestions for short term managed lets I would be happy to hear about them.

and whose fee represents the best value in achieving the above.

Not really sure what the general problem is with Foxtons, apart from perhaps envy. Regardless you have to admire the sale of the business right at the top of the market!


Anyway, as a vendor ? you have a choice,


As a purchaser, you do not!

Kiwi - that is a fair point, if you have researched the options then I retract my snide remark!


Alan - I know that you think Foxtons is great for the area, others of us disagree. Especially those of us who appreciate the individual character of the area.


peckhamasbestos - this has already been done to death, I can assure you that I am not "envious" of any Foxtons client or employee! I personally disapprove of their brash image, sales techniques, treatment of tenants - amongst other things.

Ive avoided using them as the offer seems too good to be true.If they put your property on

I'm sure the 0% offer is a good one. If you're selling and you want max price and least cost why not take advantage. Whether you like 'em or not they have good marketing and will attract the type of punter that wants to live in ED (ie cant afford the other areas further West).

I think I?m correct in saying this:


Yes the 0% offer may last for 12 weeks only BUT the other thing you need to consider is your potential buyers see your property through Foxtons yet can not come to terms in handing all that cash over to them - if after 12 weeks they do not sell your property and another agent takes it over for example Ludlow (I think out of all the M.A.N.Y estate agents on Lordship Lane these guys are the best!!) and they show you the same potential buyers you have to sell via Foxtons!


If you are going to put your property on with Foxton?s you need to remember as sellers people hat Foxton?s but as buyers you hate them even me as you are giving them your hard earned money!!


Think very carefully before signing up with them is all I say!

    • Hi all, Would appreciate any help in locating this package that was misdelivered on the morning of 27th December - potentially near my flat, halfway up Lordship Lane, near GBK/Jumping Bean.     • Firstly in response to @Del in ED there was an email that got sent to me with plans attached of the preposed layout and they asked for opinions/feedback-I gave mine and my concerns..I dont know how many others recieved or responded to the email, from what I see the decision had been made regardless of feedback. @the_hermit In response to your comments there are very few lowish weight free weights and the weighted bolster like bags that I used to lift at 5 kgs now consist of 3 X 15kgs and 3X 25kgs nothing lighter than 15kgs. as regards walking I walk 6miles + every day at work and walking outside of work is a form of relaxation for me. Speaking purely for myself but I'm probably not alone in this I have issues with running due to past ankle injuries and I do gather from my orrthopaedic (sp?) guy at the hospital that running on a treadmil is actually better as regards posible impact injuries than running on tarmac. Not all classes are at convenient times (I dont get home from work until gone 7pm not everyone works locally or from home) and besides..I find when I do try and book a class they almost always have a waitlist with places only becoming available a few hours before..not enough time for me to go home get my kit and get to the gym after work.. again I'm probably not alone in not being able to just 'book into a class'. Finally I'm in my early 60's and have been a regular gym goer for over 25years...Dulwich leisure centre has served my needs and those of many others who like myself have had to undergo major surgery and injuries for at yeast 10of those years by having enough weight machines and cardio machines to build back strength with less risk of causing further damage. Now it feels much more like theres a bias towards heavier weights and boxing -a lot more 'macho' and less inclusive. I used to see a lot of older less fit members than myself there- I don't feel that the needs of those members of the local community have been taken into account with the new layout and the scrapping of various machines. Not to mention the new equipment feels very cheaply constructed and the 'chin and dip' machine had already snapped and broken when I visited just a few days into opening.
