There are many more isses that determine property prices other than having an M&S around the corner..


Iceland was there for years and house prices have continued to rise evry year they were there..


Other issues are likely to cause house prices to fall like BRexit but with low interest rates that is good for first time buyers.

Are you for real? M&S makes property prices rise does it? Better tell the good people of Harlepool then who also have a foodhall in their neighborhood. Hilarious. Where did your world trip take you to? Cloud-cuckoo Land by any chance?

YOU'RE campaign? Really? I think you're taking a lot of credit for something that had nothing to do with you. Glad you think that an M+S is better for the neighbourhood, though personally I think you need to educate yourself about how house prices work. Still, ignorance is bliss, eh?

If that was directed at me, nxjen, then not really, no. I'm vehemently opposed to the M+S coming to East Dulwichc though I recognise it's a sign of the changing times and times have always been changing. It's pretty much the rubicon to me, and I know a lot of other people want it but I think they're glorying in what is really one of the final nails in what was once (not even too long ago) an interesting high street of use to both locals and visitors. As such I find comments like symptomatic of the changing local scene.


But when all is said and done I know I don't own East Dulwich any more than anyone else does. I may rail against the new scene it, but my kids will probably love it. Plus ca change and all that.


(If it wasn't directed at me then please ignore my bloviating rant. In fact I won't be offended if you ignore it regardless!)

I agree with JoeLeg, it isn't a direct dig at M&S for coming to this neighborhood, if they feel the demographic is right of course they'll search out SUITABLE retail space. But that the key word isn't it, suitable? This profitable Iceland store was never suitable for their format which was always larger and usually contained a car park in residential London neighborhoods. Why would you choose to go into an area and upset lots of local people by putting pressures on parking and affecting existing local indepedent businesses? Iceland had a different demographic and was aimed at them, there was never any direct competition within easy walking reach.


So where are we now? They've built this go to supermarket, removed a lifeline for people who prefer to pay a little less for essentials. And upset half the neighborhood. Great.

I've followed this debate with interest, and am still little on the fence though if I had to commit one way or the other, I'd be broadly in favour of M+S coming to LL (though given a choice it would have been Waitrose) One thing bothers me about the debate though, and that's calling a shop like this a 'destination'. I wouldn't bother with a M+S food hall unless it was actually on my journey (railway stations, or just outside, or high street ones if I was there anyway). Time will tell if my habits change once it opens, but would anyone else reading this make a special trip to LL purely for the M+S, whether by car, bus or on foot? I'm guessing not, like me, but if the answer is yes, isn't that good news for all the independent shops & cafes?


I find the parking argument a bit erroneous tbh - if I visit LL by car, I park in one of the side streets or on LL itself and do my bit for the local economy but I'm soon gone again. Not quite the same I know, but I live near the shop at the top of Overhill Road - people frequently park across my driveway to use the shop, because it's convenient - it's annoying but the point is I know they'll be gone in a few minutes. The bigger picture is what matters to me I suppose.

I'm sorry I think you are really pathetic if all you care about is an M&S Food or Waitrose opening instead of an iceland thus impacting positively on your property value when there are innocent people dying all over the world because of mindless violence and terrorism..Why don't you p*** off back on holiday to one of the many war zones and get a life.

I do care allot as my property value as it will be my pension when im older, not sure why everyone must stop normal forum discussions due to terrorism!


and to be honest you are full of S*** as you're more 'important' previous posts are the same middle class chat about Pilates, coffee and upmarket Serano ham from Lidl, and all of these silly posts by you were after 9/11 & 7/7 shocking behaviour. Do you own your house in Dulwich, are you happy to cash in on gentrification or jealous you could not buy? We are all entitled to our opinions but you are just plain rude!

As JoeLeg suggests, it's symbolism and and the consequential polarisation which had made this more a debate about one 'type' of local verses another and it covers not only shops but more fundamental issues such as wealth, spending power and the transformation of a neighborhood in terms of who continues to use its high street for shopping and socialising and who can't afford to do so any longer.

What is the symbolism of an M&S? They are primarily a train station convenience shop in London and there are already large ones in neighborhoods far less upmarket than ED like Eltham. Its really not that posh.


I think the shop will do well but no one who can pick up M&S on their local commute home at the train station will drive to one on Lordship Lane. Maybe on a hot summer weekend when people want picnic food but even then I imagine its customers won't come any further than the usual surrounding areas that come to East Dulwich anyhow on the weekends.


Its not a supermarket-- no more people will drive to it than drive to the Co-Op.
