>>I should imagine they want to open in a blaze of glory, windows (sorry - giant plasma screens) packed to the rafters >>with property - so they need time to get the clients in.:D<

Got my third letter again today too....again addressed to me personally, ignoring the fact SWMBO also owns the place....

Excellent. I wonder what it will go for..?

It does look better than a derelict shop front but it is still fuking ugly.

And sorry to bring this up again, I know it has been done to death but; Allowing estate agents, in their current form, to exist at all is like tolerating a bunch of rude pushy cunts who walk around the aisles in the supermarket, tell you what you can and can?t buy, force you to a teller of their choice and then rob you.

But then again we tolerate being robbed by banks, insurance companies and government every day. We are so used to bending and taking it that we actually convince ourselves that it is all for the best. Like a dog who gets kicked repeatedly and still cowers back to lick its master?s hand.

So now we are all mildly ambivalent to the fact that another estate agent opening. We try to be rational, not be melodramatic. We had our initial rants so let?s see what they are like. Take the good with the bad, if you don?t laugh you?ll cry and a bird in the bush is great until the parky catches you etc. etc.

We live in a freeish market so everyone has the right to ply their trade and peddle their wares and if others are fool enough to fall for it then fair play. But we really have to stay guarded to markets being manipulated by specific industries. The banks already have complete control of us. Who is next?

Well that was a cathartic Monday morning rant. Sorry if it gets this loonged.

Honestly.. it's really is just an estate agent. Check it out. They're not supplying munitions to African dictatorships, or 'disappearing' political activists, or burgling your houses, or stealing the food from your children's mouths (ok, the last one is debatable) but do check it out.

It's just, like, houses for sale, or to rent. Like all the other Estate agents. I know they have a big glass frontage, and they have a plasma screen instead of scabby faded photographs like some of the agents have. You'll probably end-up looking at it when you're waiting for a bus. And the minis are irritating - but they're just cars, really, aren't they? Not the AIDS virus.

All we had before was a brick wall and 15 other companies doing exactly the same thing.

But for those of us who are not selling and received these letters, (I received 7 - I'm not joking!) anyone fancy joining me and gathering them together, and then in the first week they open, put all the damn envelopes back through their door?

Why not just pop them in the blue recycling bag and and forget about it?

WAIT...! I have an idea..

LostThePlot.. you take three of your 7 letters round to Asset so s(he) doesn't feel left-out. Then you can both march down to Foxtons together and post your unwanted mail through the door, and watch the office dogsbody get down on his hands and knees and pick them up, whilst the manager pins-up details of the hundreds of new properties they've just taken-on.

That'll teach 'em!

whats do you guys think of the foxtons deal if I sell through them and get an offer by

christmas then its no comission. If it goes on till after christmas and no offers 2.5%?

Theres prob small print as well if I gave another agent and they sold it ill be paying double

comission

What if they delberately dont market it and ask me for 2.5% Thid idea makes me a bit unconfortable.

2.5% is astronomical.Dont know whether to just for a hight street agent for just 1.2%

At this moment, in ED, if they can't sell it for you before Christmas, they ought to be ashamed of themselves.

However.. I can't remember exactly what the small print said, but I was under the impression it just had to be 'sale agreed' before Xmas.. if it completed in the New Year then you'd still be entitled?

I cannot remember the full wording either, but think you have it right. Could it really be the case though that, if you and Buyer A agree the sale/purchase before Christams, then Buyer A backs out in January but you subsequently agree and complete a sale to Buyer B in February, then there will still be no commission payable? :))

    • Hello, with the weather improving, I thought I would flag up the free access to leisure centres in southwark. 1. There are three levels of support, and you can even refer yourself. read more for more info: Kickstart, Active Boost and Cardiactive - Everyone Health Southwark   2. If you don't have challenges with physical ands mental health, you can access the free swim and gym for a year. for more info: Free swim & gym eligibility requirements – Leisure Facilities in Southwark 3. Are you a blue badge holder? you can apply for the AD Permit, a virtual payment which allows disabled drivers to part on single and double yellow lines without the need of displaying a blue bae in the windscreen. there is also information for disabled residents to use the Low Traffic Neighborhood (LTNs) around the borough.  Exemptions for Blue Badge holders | Southwark Council Want more information? use the councils website: www.southwark.gov.uk
    • I am about to tomorrow. I only just realised after asking some neighbours today. Agreed that smaller households should of course pay less, like discounted council tax bills for those on benefits for example. However as our bills have gone up astronomically generally in the last few years, I do feel hardworking families are being penalised... also avid gardeners will be penalised in the summer when gardens are watered no doubt.
    • Hello Womanofdulwich, I had a meter installed in the summer of last year. Currently my bills have fallen massively. Can you remember which month your water meter was installed? Also I received two appointments, one from a group of staff in orange who decide if the property is suitable for the water meter, and then a second appointment for the meter to be installed, did you have the same thing? Are you saying as well that you was cold called regarding the water meter, or are you saying someone from Thames water turned up, at your door unannoyed?   Lastly (so sorry to through so much questions at you) how many bedrooms do you have and how many people live at the property?
