hello RPC, thank you for this link, now I feel inept, but I did search... I emailed but no response yet so will telephone tomorrow and persuade them to include me.

I feel diffident about just turning up. I am not that bold.


mary123 this is Open House London weekend 17th September, google it, there may be a building you have always wanted to see inside, and architecturally interesting houses open to the public, nearby.

I had a polite reply to my email, saying 'fully booked', as you predicted.

If the visits are half hour, 10 per visit, from 10am to 4.30, that is quite a turnout, 140 viewers.

Next year ...

I attended a walk about Dulwich Architecture that was part of Dulwich Festival last year that took in Dawson's Heights. I think it ran again this year and perhaps it will be on next year's programme? Led by Ian MacInnes, I didn't know the 20th century architecture of Dulwich could be so interesting!

O well done Mary what nonsense this makes of those of us awaiting a cancellation and changing complicated family plans to enable a visit.

What a bleak site/ living environment and much was made of a shop on site whose owner apparently knows everyone by name.

Disappointing tour - volunteer guide could not answer any questions and told us straight faced that she had to 'look up what ziggurat meant'

Mary the views were distant and not as clear as from the Horniman bandstand Telegraph Hill or Peckham Library although I appreciate one would not be living there

The windblown view in no way IMHO compensates for the bleak brutal and inhospitable site

with no planters, flowers, music to soften it. And a single person living next to a family with 3 small children is a good thi g?

I'd be interested to learn what residents think of living there. There is a planted area between the two blocks and the visibility yesterday was not good so probably not the best of days to judge the view. I think you'll find that single people live next door to young families all over London, certainly it's bound to happen in the private market. For many years I have to say I thought the estate was incongruous but I've come to appreciate it more over the years. It's certainly well maintained and passed the test of time, unlike other Southwark housing developments.

I can only speak from my experience and have found it lovely living at Dawsons Heights thus far.. I found the tour insightful of the history of the build,, Saturday was a teribbly cold and miserable day making standing on the top deck of dawsons heights challenging with the wind, but always nice to get the great viees, our tour guide was lovely and enthusiastic..

IMHO stands for "In my humble opinion." I think that the "H" is a bit unnecessary and perhaps not totally accurate in all cases :-) I did the tour on Saturday and enjoyed it. I have lived nearby for a long time and it was fascinating to see the site from the inside. It gave me a greater appreciation for it and it is better maintained that I expected. The views are great. I think it would be cool to live near the top - but I think the slow lift might get a bit tiresome. The stairs aren't an option unless you are an olympian.

    • Obviously, but they may be wrong. Not only are we coming up to another population renewal drop after the continuing effects of the baby bulge generation enter a trough,  - secondary schools are closing across many boroughs - but birth rates in the UK continue to fall (not just absolute births which are also falling as a function of the bulge unwind, but births per head). And foreign student numbers are also falling. Additionally the costs of being a student are rising, which encourages more students to go to universities close enough that they don't need accommodation but can live at home. Bubbles burst, and this may be one of them.
    • Exactly. There's also a much easier way to find out how demand and supply are interacting for student housing: look at how goddamn expensive it is! It's a huge barrier to entry for students who want to study away from home. If the price of student housing cratered, this would be great news for everyone except property developers because it would cut housing costs for students and reduce some demand on "mainstream" housing in the wider market (because students won't be looking for houseshares). These property developers (and their financiers) aren't shovelling millions of pounds into student housing because they think the market is going to crash and they're going to lose money! And if they do, it's not really my problem...
    • Just a quick question- We’re on Crystal Palace Road, backing onto Darrell Road, about midway between The Great Exhibition and The Actress, and both my daughters (late teens/early twenties) are complaining about an intermittent, very high frequency noise that they find very uncomfortable. It’s worse for the older one as she’s trying to study for the finals of her degree coming up in May, and she’s already having hospital treatment for an ear condition. The sound can even be heard from indoors with the windows closed. Neither my wife or I can hear it but it’s been going on for a few days now and I wonder if it’s one of those ultrasonic cat/dog/fox repellents, maybe connected to a movement sensor, that only registers with animals and younger people with much more sensitive hearing?    If that is the case would you mind turning it off please as it’s causing a very real problem.    Many thanks.
    • It would help if they opened times when most people needed them.  I had to send a parcel yesterday and Forest Hill post office was unexpectedly closed.  I ended up going to Sydenham, even though Lordship lane was on my way for other shopping as the Lordship Lane PO it closes at 1pm on a Saturday.
