Hi Sally and Peckham Rye.

I've just spoken to a member of the Wandle Staff to get up to date information. Half of the leasehold/shared ownership residents of 40 and 46 have completed sale back to Wandle with the rest due to complete by the end of March. A few are returning to Solomon's Passage once works are completed and will be in temporary rented accomodation until then. Of the residents of 42 and 44, some have moved into temporary rented accomodation (will return to Solomon's Passage) and some are going to move to other Wandle properties (permanently). Can you confirm that once repairs to block 40 shared ownership or other shared ownership blocks are completed and those owners who have elected to return will be returning to a privately owned block as per their original purchase?


Or has Wandle other plans?


I cannot see any mention of this.


If you bought into a private block you should return to a privately owned block. This was how the sales were made to the buyers.

Renata I am deeply disturbed by the plan for the future development this is the first time I have seen it and as a person who was affected negatively by the initial development and was part of the group of nearby residents who raised concern about the previous standard of development to see they are increasing the number of properties without even having the courtesy to share thoughts with those of us nearby is distressing. We had 5 years of misery during the development of the site previously - builders consistently breaking agreed times of operation,drilling through sewage pipes of neighbouring properties , ridiculous noise levels etc etc.


How can Wandle be allowed to benefit from this disaster by increasing the number of propertiesIn my mind they have neglected what they had residents of the blocks had repeatedly asked them to address issues in the early stages which were ignored and this has contributed to the need to knock down the existing property. My poor neighbours in that development have had a horrific time. No one shoud be in the situation of having to leave their homes in the wY they have been forced to

and I am shocked that Wandle are being given the opportunity to potentially mess up even more lives.

I think you are missing the point. Will the block be kept only as shared ownership or will people who bought into a private block when returning be now part of a social housing block/Estate. They did not buy on this basis.


You, and Harriet Harman when asked have not answered the question and Wandle will not clarify.


Will they be offered again as Shared Ownership and as a private block?


Will either yourself or Harriet Harman give a definitive answer.

Hi Sally, are you one of the shared owners? What Wandle have said at all the meetings I've attended, is that the remaining tenants from 42 and 44 will move into the vacated apartments in 40 and 46(ie those that have been sold back to Wandle). Only a handful of the original shared owners from 40 & 46 will be moving back in to Solomon's Passage. I don't know what the tenure will be of the rebuilt 42/44 (I'm not sure if Wandle do either as some of the tenants are moving elsewhere).


Hi Malleymoo. Due to the serious nature of the flaws affecting 42 and 44, they need to be rebuilt. 40 and 46 are to be refurbished/repaired. I know it's been horrendous for everyone affected. Yesterday was the first time I saw the plans for the new buildings too (I couldn't attend the meeting earlier this month as I had a meeting clash). They are not yet in the planning system. When they are submitted, you and your neighbours will be able to comment on them via the Southwark planning portal on the Southwark website. A council officer will be allocated to the case. The plans can be approved/turned down by the designated officer or can be decided by a Planning Committee. Ward Councillors can call applications in to be decided by committee.

Hi everyone


We're currently looking at buying a property on solomon passage and are wondering what the disruption is likely to be courtesy of the refurbishment/demolition of the Wandle buildings. Does anyone know what working hours the builders will have, and whether they will include weekends?

Hi schokoschnecke,

Historically building works has only been allowed Mon-Fri 8am-6pm and Sat 8am-1pm.

But over the last few years the council have been quite liberal allowing works t other times if they're not noisy. Builders quite often try it on.

The other factor is without a Construction Management Plan the pavements and highway often gets taken over by builders. The council is now extremely plaint to builders on this.


But overall you should be ok those hours work for you and your household.

I dont think speaking, a while back, to some ex residents there are any plans for these buildings now or the near future.


It could remain like this for years.


How long have these buildings remained empty?


I would speak with Wandle Housing or the Planning Department at Southwark.

As an ex-resident who had to leave because of the problems in 2017 I'm still interested in what happens to the site.

partial refurb/rebuild - altered to total rebuild of all blocks - to the latest which is possible flogging of the site... Can't say this is a surprise.

What I dont understand from their statement was this comment:


In parallel with the planning application, because of the weakening of the housing market Wandle Board are reviewing the options including disposal of the site.


As a Social Housing Ass what has the weakening of the housing market got to do with rebuilding these blocks.


They would have been valued at 2016 house prices and the Insurance would have paid out on these prices.


This would have provided more than enough money to reconstruct rather than just sell off the site for expensive private housing which is what will happen. What did Wandle actually receive from the Insurance. Anyone know?


It appears that Wandle is no more than a private property speculator riding on the backs of those residents who lost their homes and had their life's destroyed


No doubt Harriet Harman will have a lot to say about this or will it be like knowing who was responsible for buying this site in Wandle, the silence will be deafening.


If you look at the Wandle link timeline for nearly three years they have done nothing at the end of the day.


This whole episode leaves a very bad taste in ones mouth.

God know how its legal! Certainly seems morally defunct.


Don't know whether there's been any insurance payoff yet - suspect will be years sorting out.

    • I'm certainly not surly - it's Friday, so I'm in a delightful mood.  As Earl Aelfheah said, the money has to come from somewhere. But Labour new that hiking fuel as well as employee NIC in would be a step too far - for businesses and consumers. It was the right decision for this moment in time. Suggesting that someone who's against fuel duty increase on this occasion is against and fuel duty full stop is quite a leap. Why do you demonise everyone who doesn't think that owning a car is a cardinal sin?  I'm not sure using Clarkson as an example of your average farmer holds much weight as an argument, but you know that already, Mal.

    • If you are against the increase in fuel duty then you are surly against fuel duty full stop.  It has not kept up with inflation, I'm talking about getting it back on track.  Ultimately road user charging is the solution. Labour will probably compromise on agricultural land inheritance by raising the cap so it generally catches the Clarksons of the world who are not bothered about profits from land beyond, in his case, income from a highly successful TV series and the great publicity for the farm shop and pub
    • Were things much simpler in the 80/90s? I remember both my girls belonging to a 6th Form Consortium which covered Sydenham Girls, Forest Hill Boys and Sedgehill off Bromley Road. A level classes were spread across the 3 schools - i remember Forest Hill boys coming to Sydenham Girls for one subject (think it was sociology or psychology ) A mini bus was provided to transport pupils to different sites, But I guess with less schools being 'managed' by the local authority, providers such as Harris etc have different priorities.
