Not sure why this is deemed property madness. I appreciate the shed looks awful but the developer is clearly not buying that so don't get duped by the headline! The piece explains they are buying the land it sits on and then building a house and selling for a lot more than 400k. These kind of lots go all the time at auction. If you can afford the initial purchase you make a very nice turn indeed. Not property madness but perfectly normal for a developer - it's what they do ! I say fair play as in this case the developer makes money and a previously horrible area gives someone a nice home instead

I see your angle but there is a difference between people not being able to afford it, and not wanting to pay it because its overpriced. Again my argument is that anyone whos been in their terraced house over last few years will have seen value increase. Its a different thing altogether if an agent gets bullish with sale price. Notwithstanding any 'special' cases then Id argue that only people who bought last year and selling now (highly unlikely and unusual) would be doing so at a loss. Others will have seen good equity increases but maybe yes due to bullish valuations beyond that, have maybe had to reduce. The bigger picture and general trend is still up! This is an ebb and flow due to demand which is pegged back on election and employment uncertainty Re wage growth inflation, those figures are improving now but affordability will just shift first time buyers out further afield. East Dulwich is a very desirable place to live, and its still relatively cheap compared to other zone 2 family hotspots. Demand will push prices higher as with anything.. The wider picture is whether due to this the UK will see a 2 speed economy with London and SE vs rest of country. My view is yes we will but thats another argument Also dont forget mortgage restrictions are the tightest ever for First time buyers. Many people now can afford the repayments on a FTB flat but get turned down as repayments are based on minimum 5% interest rate,and inital capital required in monstrous. Therefore the "slack" is in banks becoming more comfortable to lend and being more commercial/supportive of FTB market. That will be driven once regulations around Tier 1 ratio/BasleIII (the amount banks have to hold) etc all settle, and banker bashing driving political agenda moves on to somewhere else and we become less fearful of what is in the majority =good credit -

OK dont think sellers are missing out as value is still rising (but at slower pace/with market variances)but a better opportunity for buyers than last year yes -

Cheaper to buy for overseas billionaires given GBP weakness but not lower prices - maybe the odd exception where an 'out there' asking price was reduced but generally not worth less than they were bought for 3 years ago same story for top end prime central East Dulwich !! (ie 3 or 4 bed terraces!) -

Agree with all of above - but also worth noting that the crazy prices were driven by lack of supply and lots of latent demand of the time which pushed alot of 3 or 4 bed into the plus ?1m Mark. I still think there is limited supply now but the demand had clearly curtailed - for a number of reasons inc inflation, wage growth, (reversing now) and job/economic uncertainty To be fair the only way agents can determine the price they can achieve is to keep pushing prices higher until people stop buying- then they have to come down to find the "right level". This is obviously where you see reductions etc and / or properties stalling online for a while. Therefore, I dont think prices have dropped as such for longer term - they have just stopped climbing so fast (for a while)and just not meeting the bullish valuations which are indicative of a fluid, rising market. A blip and then up again.....and so many side returns and loft conversions will take prices a leg higher again once things pick up again. ED is a very desirable place to live and "Emerging prime" if you believe recent reports. BTW, is there a single place in London that is cheaper now than 3 years ago? -

Sorry to hear this Fizzmoll Ive seen this happen a few times myself on the park and did read the original thread in agreement with OP (but with a heavy heart!) Im a dog owner myself and I get really annoyed that some people think that just "having a dog" is where the responsibility ends, especially when let loose in the park. I really hope we dont see a child bitten soon but I do worry having seen some owners with complete lack of control of lively dogs IF YOU HAVENT BOTHERED TO TRAIN YOUR DOG AND/OR THEY DO NOT OBEY YOUR COMMANDS THEN THE DOG SHOULD BE ON A LEAD. Maybe we need a sign up at the entrance to the park reminding owners of this. On the plus side, there are alot of responsible owners so I hope you get to meet them too ! -
Summer events - why Goose Green?

Hi Sue Well we were in a group sitting listening to music but people were almost standing between us at one point, and then we had to keep moving to let walkers go by as it got busier and the flow of people swelled a bit into the crowd. We moved more central but there was only really a small space where you were uninterrupted (and that got used up quickly). I do think there were lots more food stalls this year and agree they were alot closer than previous years. Its a shame though as in the end we gave up and moved off completely. Maybe as others suggested a simple remedy is to move the food to the other end next time. I still think it would work on PRP by the way( everyone who was there has undoubtedbly used PRP too) and its 2 mins walk. I dont think it would detract from atmosphere as you just make the perimeter smaller. I remember a festival held on PRP some years ago and it was amazing. Anyway- not so much a gripe as feedback! Its a great event and its a nice problem its got so busy ! :-) -
Hi All I thought this event was great fun on Sunday, but I noticed it was the busiest its ever been. Part maybe due to the good weather but I get the feeling this event has outgrown Goose green a fair bit. Does anyone know why its held there, and why for instance it cant be held just up the road on Peckham Rye Park? It was pretty difficult with the queues for various things. For example the queues for food were snaking into those sitting on park listening to the band. Add buggies into the equation and it was hard even circling the perimiter to see everything. On a similar subject- why arent there more events like this throughout the summer? Clearly its very popular and I wonder why for instance PRP isnt booked out more often with summer events....just wondering :-) Thanks

It can be annoying when people just step into the road to cross there- although on the other hand its fair to assume it DOES happen, and its nothing personal. I find it odd that a mother with family felt compelled to say actually something to you - I only would if someone was going too fast or got a bit close - given you clearly got miffed by them ambling in front of you whos to say she didnt find any manoeuvre you took a to be bit threatening/aggressive ( if you are honest with yourself could it have been interpreted that way?) I do sympathise with you but agree with previous posters on 2 points - 1) think of it more as priority than right of way (or common sense!) and 2) try not to let it anger you despite the fact it can be annoying when people do this at that junction Im a cyclist (sometimes get impatient/ annoyed at crossings) and a pedestrian ( sometimes get annoyed/impatient at busy crossings!!!)

Im afraid James and others in "Dulwich & West Norwood" will have been disadvantaged by the previous Gerrymandering by the labour party (key being that the East Dulwich Tory/libdem district is merely swamped by the lumping in of West Norwood which gives the easy Labour vote). I believe the conservatives will be looking to rectify that shortly (re-gerrymandering?!) so I dont doubt we will see a new outcome in future elections Keep going Mr Barber...whats her chops is invisible in ED
