  7. rahrahrah, What factors that do not relate to supply and demand have influenced house prices? I reckon that your points in favour of regulating in favour of commercial usage are valid all else equal, but that all else is clearly not equal here. People would not be debating living wages on this forum if there was adequate supply of affordable housing, affordable housing is inextricably linked to supply. Do you think at this stage London society should prioritize the people who serve you in the Cinema having a shot of ever in their lifetime being able to afford their own home without parental assistance, or reserving unused space for undefined commercial usage at some point in the future? The other point in favour of conversion of commercial use to residential is that in two of the three main commercial property segments - retail and office - the trends are unequivocally towards lower intensity usage given the high growth of online retailer, and less high growth but still steady trends towards home working.

  12. All, I noticed a very large drill on Crystal Palace Road recently. You couldn't miss it if you were walking past unless you were reading or were subject to some other distraction. Can anyone who has also seen it say how a fracking drill in Dulwich would compare to this in terms of size?

RPC, Even though I think price controls are a terrible idea all else equal, I agree that when you have a "free market" administration lobbing the taxpayer balance sheet behind the housing market less than one business cycle and less than one political cycle after the last crisis, they might just make sense.
  14. Ben, Unsure if we are just responding to the title or also need there to be no apparent reason. But if the former then clearly the platform at Peckham Rye (is it #3?) that goes to Victoria etc. in anticipation of the physical struggle to get on, and the inevitable need to again convince someone that they really will be able to steady themselves using a seat top instead of the bar and so could they please move down and begin to occupy the 4 person space beyond them.

  17. When I visited North Cross Road market quite recently there was a stage set up, and on it were two ladies in leotards having a great time. As I arrived they began to perform Bonnie Tyler's I need a hero, except that as a twist they replaced the word hero with 'vino'. Vino means wine in Spanish and Italian, or cheap / low quality wine in English. After the performance the lead singer confirmed that while she needed a vino, she would not be having one for some time, since she was pregnant. The crowd were pleased throughout.
  18. Carpediem1991, This could be to do with the new developments. I learned recently that the engineers when planning the area did not adequately anticipate future demand, and so capacity may be too low at present. It seems this crops up quite a lot with minor floods and other sewage constraints. I was not warned about this before I relocated to the area, and am used to districts which are younger and hence less subject to these issues. At the moment I haven't encountered any problems directly.

  24. Since relocating to East Dulwich, I have found myself making my way home along dark cold streets many a time when I see a fox roughly 80 feet ahead of me. Almost all of them, after a brief glance, cross the street, or shift into a front yard. One fox however, that I encounter from time to time, doesn't move a muscle and stands there in the middle of the road, or on the sidewalk in which case I am forced to cross over. I assume this is the Dulwich Fox.
  25. This may be related to the sewers. I learned in another thread that East Dulwich has frequent small floods, possibly due to too many new developments, as compared to the amount expected > 100 years ago. I imagine those incidents would put a strain on the sidewalks. Henry
