  2. Put the offer in now and don't offer the total amount you can pay straight away - leave a bit for potential negotiations further down the line. At the very least it will register with the seller as a very interested party incase any other buyers come along. I'd also suggest getting nosey and finding out from the agents what the circs of the seller are and how you might be able to make your offer more favourable by fitting around them as much as possible. I also think that if a seller has a low offer at the start that they reject and then nothing else for a while, they often stew on whether the offer is infact at a fair level and that perhaps they were asking a little too much (particularly if the market is slow). If that offer is then upped just a little bit they might just accept...
  3. The standard spin is 1400 and I turn it down to 1000 each time. I also make sure the "water plus" button is pressed but it doesn't seem to make much difference. I'll try turning the spin down more but to me it seems odd to make a machine where most of the spin levels ruin clothes! It is still under warranty but I have a sneaky feeling that I wont get a good response on this one. I just wondered before contacting them if this is likely to be a fault with this machine or if others find it to be the case with energy efficient machines in general?
  4. So having had a baby recently, we upgraded to a miele washing machine. I'm not ashamed to say I was actually rather excited... However, 6 months in and I have to finally admit that it is definitely making everything go bobbly. Microfibre underwear which was brand new came out looking 15 years old! All I can think is that perhaps because it is A-rated energy-wise, it uses so little water that the friction levels are far too high to be kind to the fabrics? Does anyone have similar experience /any ideas? Sorry to post such a mind-numbingly dull topic but this damn machine is ruining all of our clothes and i'm not sure what to do!
  5. The same three also succeeded in gaining access to the communal area of some flats on Solway Road. They were warned off before they got into any of the flats. They were roughly late teens, black, one with facial hair, and drove off in a silver sports car.
  6. Anywhere past the roundabout is a bit iffey? Which roundabout? Surely not the Goose Green one?! We've fairly recently moved over the Denmark Hill way and have commented several times that there are fewer unsavoury types when heading to and from the station early in the morning and late at night than at ED and Peckham Rye - remember that there is always a flow of Kings' staff and more people on the street tends to make for a safer environment.

Sorry to add a negative to this positive thread, but I recently pre-ordered a winnie-the-pooh hard bound book as a gift to take along to a naming ceremony and they did not honour the reservation when i called in to collect it. As this was a couple of hours before the naming ceremony and Rye Lane isn't the best for nice kiddy gifts, I was not best pleased.
  8. My experience of local estate agents is that some have a very limited concept of price per square foot or meter. We sold a fully renovated 3-bed terrace last year and at 130m2 many agents valued it at the standard 100m2 3-bed terrace level, meaning it was really undervalued - per square foot they were valuing it at the same level as something that needed gutting. I imagine that the Fenwick road ones are suffering this but the other way around.

I don't think it's anything bad enough to report to the moderator, but one does see a lot of people who post perfectly pleasant, well intentioned things, who get responses which IMO are uncalled for. Regularly there'll be a voice that pipes up with a "is there any need for such negative comments?" or similar. As for the shouting with capitals - I didn't even mean it as shouting (which I do recognise it as, generally speaking within text), rather a standard way of writing an advertising title. On Ebay and Gumtree it's standard and it's never occurred to me for a moment that it's shouting or punctuationally poor in that context. Does everyone else see it as shouting when it's a title to an advertisment? Maybe it really is just me...!

  14. Here here Cas59. It's obviously off topic but in many threads there are those who respond to good-natured posts in an entirely innappropriate manner. Even if one's questioning something, it can be done with a lot more respect than is often given on here. Reassuring to hear that police did such a good job. That little area has had more than it's fair share of incidents recently.
  15. I do not expect special treatment, I am more questioning if this kind of moderation is necessary. What does it matter if the odd post is in the wrong section Bellenden Belle? Why be so unforgiving as to make an issue of it? Equally does it matter if there are capitals used if certain emotion is intended on being expressed by them? However, IMO, sometimes on here people can get quite strong/patronising/downright rude responses to their posts, and such responses genuinely can offend. Perhaps we should all learn to moderate ourselves a little sometimes.
  16. Earlier today I found out I had a bit of a problem in that some v expensive tickets I purchased as a gift would not be able to be used due to the recipients being poorly. The tickets are for a VIP package to the Eng vs Scotland rugby at Murrayfield this Saturday, and as we paid ?1000 for the pair, I was a bit anxious to get a post up to try to get someone to take them off my hands - obviously time is of the essence. I just logged on to check if anyone was interested, only to find that my post had been deleted due to my capitalising the title. I see now that in the rules and regs it's considered very wrong - "NO TITLES IN CAPITAL LETTERS please. It's rude and unnecessary, posts breaking this rule will, now how do I put this so that some of you understand, I know... THEY WILL GET DELETED WITHOUT WARNING." Personally, I don't think it was rude or unnecessary, rather, a representation of how much I needed to sell the tickets. I think to take it down, given the subject of the post is a tad pedantic... I know a rule's a rule, but to assume everyone using capitals is being rude is a bit far fetched, and does anyone actually consider it rude if it's a title? Nevertheless, apologies everybody. N.B.   17. I think that's a bit harsh! But the pink cheeks of wasting police time is better than what happens if they are up to no good. It reminds me of a time I called the police in the middle of the night when i could see two shadows of men with a crowbar working on my living room window (i was inside), when the police turned up the chaps were infact working on a sewer access point or something like that that just happened to be directly under my window. The police were very good about the whole thing - and there were 3 cars that turned up, I was in such a panic!
  18. I've been to naming ceremonies at Beauberry House in Dulwich Village and that's really lovely - they have a big room upstairs with a little room off where they do food for you. Lovely lovely afternoon tea there is a nice idea that suits all for after a christening - http://www.beauberryhouse.co.uk/ I know people will have to jump in the car, but there is parking outside and all along the road into the village.
  19. I for one am feeling a tad sympathetic to the "developers" who are selling it now - this post surely ain't gonna help. I'd be pretty narked if entirely negative points about a property I was selling (and I mean the seeing-in and aesthetics, not the price) became the subject of a thread on a local forum. Potential purchasers would obviously be aware of any shortcomings the property may have and would make offers accordingly, but this kind of public discussion could sway decision making a lot more than perhaps is fair.

  21. I cross right there several times a day and it is a bit awkward with the corner and parked cars - there are however lights where you can cross just down by the playground so surely a zebra crossing would be too much?
  22. I think the whole building has been up for sale within 2011, certainly for under ?1M... perhaps around the 900 mark? Personally I quite like a bit of contemporary architecture, and it can only be a good thing if they are going to finally be occupied, at whatever they go for. And I bet they are lovely and light with all those windows...
  23. I think a japanese would be fantastic - brave, but if it were good people might go out of their way (or at least walk past places on LL) to get to something unique for the area. Which of course is what you need people to do with the limited footfall along there. I do know that the building opposite that row of shops that I think used to be a taxi place and is now flats upstairs and empty commercial space below has had it's planning application for conversion to all flats turned down - it seems Southwark council isn't willing to give up on the parade on both sides remaining commercial.
  24. I've also been looking at flats in the area recently (into se15, se5 and se22) and our budget has had us looking at quite a few ex-local authority things. My thoughts are that the Champion Hill one does go for a premium over I think all of the similar size estates, including those right on the park. You can see that some of them have been developed absolutely beautifully too, which I think is a very good sign. Also, for what it's worth an estate agent showing us a few flats this Saturday said that in his opinion that was the one that he would buy in before all others (and no, he wasn't actually showing us one there; he may be in the wrong job). We're moving onto Champion Grove in January, so it clearly has my stamp of approval... Good luck and i'm sure you'll love the area.
