  1. Very interesting as this provides a potential new commuting route into the city for lots of people in East Dulwich, but the proposed extension could be vastly improved. TFL propose making Sainsburys the terminus for buses travelling north, after which the bus returns south, loops through North Dulwich and Red Post Hill and continues north to Liverpool St: http://i63.tinypic.com/2qwfxwo.png It would be better for East Dulwich if the bus went north from Sainsbury's, completing the loop. Then any residents between East Dulwich Grove and Dog Kennel Hill could catch no. 42 travelling north into the city. Whether it spreads down to 1-2 bed flats remains to be seen, but for the now familiar mantra that large desirable houses hold value best has been turned upside down.

The crazy price rises of early 2014 were caused by a dramatic supply shortage end of 2013: http://i58.tinypic.com/m96d7k.png Since then supply has more than doubled and the market is treading water. Also there's been a bit of a reversal of the 2010-14 pattern, during which the top of the market rocketed and cheaper areas/property types struggled. So now the big period houses are stagnating/falling in value and cheaper properties around or under 500K selling more quickly, a lot of them to BTL investors. London market weaker than the provinces.
  4. Extra space always adds value. Estate agents will tell you it won't add more than it costs, but it's their job to discourage any works that might delay getting a property on their books. The only issue with small st Francis estate houses is the small ground floor would leave the house top-heavy so extend into the garden at the same time if you can. Look at potential increase in square footage - extending a small house can have a big impact. Also look at prices of other modern 3 bed houses with equivalent square footage. Don't use zoopla, their metric for value added by improvements doesn't work.

  12. The simplest way to block demolition would be to fill out the English Heritage form EDHistory posted a link to. Surely doing that will force Southwark to put things on hold. The drawing is monstrous but presumably just the start of a negotiation process in which the developer hopes to get planning for maximum number of units - I doubt they expect to get approval for the first round. But who knows what random decision Southwark might come to - they believe there's a housing shortage rather than a house price bubble and are rubber stamping developments everywhere in the borough.

Meanwhile, their share price halved over the last year, so not everyone is convinced their strategy is going to work.
  16. Relatively free parking around Lordship Lane is probably one of the main things that make it such a lively and well used shopping area. Nothing kills a town centre (and pushes people to retail parks) like parking restrictions.

It would be a great shame to replace those houses with another eyesore. The proposed new station is already bad enough. I understand the need for new housing, but why does it have to be so ugly?
  19. It looks like they're keeping the right part of the old station exit building but demolishing the rest. It looks a bit odd tacked onto the new building.

  21. I don't know much about DKH but the ex council flats in Ruskin Park House up on Denmark Hill are great and the owners seem to love it there. If prices keep rising, council flats are a good bet as they tend to be spacious and jump up in value when private owners move in.
  22. Melbourne Grove near ED station to Aldwych is 18 minutes at full tilt on main roads, 25 mins normal pace on back streets, 30-35 pootling. No need to use any main roads until Waterloo roundabout. There are very quiet routes through Walworth and cycle routes that bypass Elephant, going past South Bank University. After you get used to the back streets, main roads really lose their appeal.

  24. Lots of landlords trying to cash in on the peak and missing it. It's a good location but new build isn't everyone's cup of tea. Small houses but very quiet road. At the Talbot Road end there was or is a planning application to build a gym or block of flats by the train line with access via Talbot road. Residents at the other end of Abbotswood share ownership of the land bordering the train line and use it for allotments. No issues besides the lack of period features, if you can stomach that (many can't).

It could change the Heathrow flight path, but the City flights can be noisier as they're lower and turning.
