I agree - it's not fundamentals now - it's sentiment. if sentiment shifts, ppl will sell so you may not actually need a material CGT on foreign buyers - just foreign buyers considering their investment has 'government risk' and they may exit equally rate don't need to go up a material amount, for the 'upward trend' to be there - and ppl may sell investors who are renting out their homes, aren't renting for yield, they're renting for capital return which far outstrips yield. If they think the capital return is at risk, or even loss, then they'll sell too -
Just to update what has been arranged by the 7+ mums so far. We will hopefully be meeting up most **Friday afternoons**, at peckham rye cafe or if it's nice, the play ground just next to the cafe, at 230 ish. Some mums are mtg up this friday - pls pm me for their contact details if you want to join. I won't be able to make this one. There will definitely be a meet up on FRIDAY 16th at 230pm - a few more mums can make this date. **Goosegreen nursery morning sessions** - do come along if you want to meet some other parents/nursery children.

Ditto on the nursery meet up side. It was lovely to see you all. 7 families turned up and a further mum would like to join us for future meet ups. Lovely to meet those who came on Saturday We will be meeting again on 21st - perhaps meeting on the grass outside Peckham rye caf? is a better option to GG park as then they can pop over to the playground and we can buy coffees/ice creams etc. It's also a bit nicer. Does that suit everyone? So far: RG, LillyD, Hollybush, Cherabel, souc1a and I can all make 21st I think we are all morning sessions too which is great If anyone else wants to join, then pls pm me your number which should help meeting up a little easier. I will bring some outdoor play things - football, cricket bat etc My son wont sit still for long... Thanks

Kings allow you to leave after 24 hrs *if you want to* I had an ELCS at kings in December - totally straight forward However I chose to stay an extra night to avoid my toddler who jumped on me during his visit after the op! Agree - get up asap. You feel terrible for 24 hrs but it goes, and after 3x days I felt normal and even hosted a party - did all cooking etc. After a tricky first natural birth, I found my ELCS a doddle. I would go far as saying I enjoyed it. Good luck!

how about those who can meet on 6 July - come. Let's meet at the top end of GG - by the trees, at 1pm. I'll be with my 3 year old William. We'll bring some sandwiches and a football/scooters. It's tough to aim for a school and join the scramble involved in finding a house w/in the catchment. Have you considered widening your school choice? Goosegreen, Goodrich, dvis, bessemer, dog kennel. All very good schools and potentially more likely to find somewhere to live if you increase your school choices.
