  2. Hi I am now in this situation as well. I have asked for clarification of the items being charged as 'responsive repairs'. The itemised bill stated that they repaired a door on two separate occasions at the cost of ?600 each time however in N email from the council, an officer stated it was to replace a door to which I challenged. This person then sent it on for another officer to review, she stated the cost related to changing of locks whilst the property was void- ?600 per lock?. I have sent a further please explain email and waiting to hear. I too would like to know more about your experience, Asset. Many thanks M
  3. Thanks for the advice Charles. Found my local council who has a surgery this Thursday so will go and see her. Emailed the Southwark team for a further explanation of the charges but no response. Right in the processing of remortgaging and need to declare any arrears so may need to have to pay and then fight to get the money back!!! Thanks again for all your helpful advice.
  4. Thanks for the advice.... What is LVT? Now got the responsive repairs summary and there are two charges for ?521.83 marked as high performance back door?? My property does not have a back door and the flat downstairs has not had a door replaced. Then there is a charge of 196.58 for reglaze? And lastly ?212.58 for annual repairs overhead allocation to the block but no repairs were untaken. Can anyone advise how I challenge this? Thanks M
  5. I have spoken to my neighbour from downstairs and he has not had any work done or called the council out. However prior to him moving in the flat was completely refurbished due to the previous tenant causing substantial damage to the property- he was growing cannabis and the property was not habitable. So would I be liable to pay 50% of the cost for them renovating the flat?
  6. I am quite baffled about the actual service charge which was issued on 24/09 and then a reminder letter sent on 12/10. The estimated service charge was ?96.45 and the actual is ?609.83 so in total I am required to a difference of ?568.60. My property is a one bed first floor flat in a converted Victorian Terrace. The property downstairs is council owned. I have not had any work on my flat undertaken by the council. The council are just about to start major work (painting windows and front of the houses) on the row of Victoria houses in the street, the cost of this over ?6000. Can anyone advise how I can challenge the recent service charge bill?
  7. I'm assigned the croissant run every Saturday morning, which mean getting up early to head to Cafe Viva who have the best almond croissants. As they only stock a couple they are often sold out so the next best is cafe trio.
