Hey, This is the lake/pond I was stumbled across (noted in an earlier post): http://www.standard.co.uk/news/london/residents-of-beautiful-south-norwood-defend-plan-to-claim-lake-district-title-from-cumbria-8561257.html

Incinerator - emissions reaching East Dulwich
EvaC replied to EvaC's topic in General ED Issues / Gossip
I don't care about the politics, but I do care about my health... The nitrogen oxides aren't great for anyone's health. -
Hi, I've seen articles on the incinerator etc but this issue didn't really grab my attention until I saw the following paragraph: "emissions from the proposed waste incinerator will be released into the atmosphere and, with the prevailing winds, be cast out over Waddon, central Croydon, Norbury and Norwood, and carried eastwards towards Dulwich, Tulse Hill, Sanderstead and West Wickham." That would mean East Dulwich?? Rest of the article herehttp://insidecroydon.com/2012/03/17/wake-up-waddon-this-really-is-a-1bn-incinerator/

Why not Penge?
-
Yes,I've been looking at Penge it has a good vibe. More so than Sydenham... Did you move anywhere near to Maple Road?

People have dogs as pets - and there are so many attacks (and so much s**t on pavements). Yet the urban foxes not tamed do the occassional attacks (I rarely see their s**t) and you want to cull... Doesn't make sense to me...

Thanks. Sorry to disappoint some of you...but I'm definitely staying put...

Just found out that Croydon Council intend to purchase private houses in Upper and South Norwood to house their homeless people. I can only see this as a bad thing. Is there any other way to see it?

In light of all comments, I did another recce (my initial recce centred around/and off White Horse Lane). Wolfington Road is in West Norwood ? I didn?t check this out? First, I went to South Norwood Lakes ? wow, I?m amazed (bit of a hidden gem). Auckland and Lancaster road is nice but it?s seems that it is a through road. There were some large, I think Georgian, terraces not far from the park/lake too. I must admit this area is quite nice. It has a nice feeling (a feeling that I had when I first moved to ED). Secondly, I checked out Norwood Junction, I stumbled across a lovely coffee shop (which right there (and there only) reminds me of ED). Thirdly, I went to the South side in South Norwood, (i.e. along Portland Rd). There are surprisingly a hell of a lot of Victorian terraces off the Portland road (I need to read some history of this area). Top end of Portland road is grotty but the lower end is nice. This area has a different feel than the area by the park/lake (maybe it?s the feel that peeps were describing above). Compared to ED it?s real/edgy (definitely different to ED). BUT another major surprise, there?s a Country Park! I couldn?t believe it (still shocked). This makes me love London! Can?t believe things like this are tucked away in a city like London, I love it. I ventured towards Woodside (as someone suggested), which looks a bit villagey ? it seem too quiet and nothing going on. Lastly, I checked out Addiscombe which I prefer much more than Woodside but the only thing is that most of the houses are from the 1930s (I like my Victoria and George thank you.) This reminds me of ED but about 5 years behind. In all, the housing stock in South Norwood is very much like ED, but I definitely like the area near the lakes. SO THANK YOU TO THOSE WHO SUGGESTED THE LAKE AREA. And I think I understand the comments about it being grotty etc

I don't know that picture of Dalston... I just recall Kingsland Road and Dalston junction being a s*** hole. And a whole lot worse Peckham.

So wrong... I don't work in sales. I recall moving here (long before all these newbies arrived) when Lordship Lane was dead. There was a 7Eleven a hardware store, Iceland,a couple of restaurants and some other insignificant shops and now ED blossomed to what it is now. Of course in the meantime my equity inflated too. I haven't bought anything yet but I'm trying to demonstrate what I have now and compare the equivalent in another area (i.e. South Norwood). If I move, it would be my second home and of course I want to make a sound decision. I'm just very curious why the area is cheap when there is decent looking housing. But peeps above have suggested a few reasons why. Grotty isn't enough to put me off... ED seeemed grotty when I arrived. Sainsbury's used to be wasteland...

Thanks for your input. Based on your comments it's making my decision seem easy, but one thing that intrigue's me is why is SN so cheap despite having great transport links (including the East London Line) and cheap housing? Am I missing something?

I would like your opinions please. I live in ED and I?m considering in moving to South Norwood (zone 4) I?ve lived in ED since the 80s, long before it became what it is now. As well choosing a nice house I made a sound investment on the location too. However, it?s time for me to make my next move?hopefully do the same thing again. I?ve got quite a bit of equity and I?m considering moving to South Norwood because I can get the same property that I have now for at least half the price (and there?s lots of room for house prices to rise too). For example : http://www.rightmove.co.uk/property-for-sale/property-24838839.html In addition to that, there are good transport connections in South Norwood. I work in Old Street so I travel to London Bridge? ED to LB is approximately 12 mins and Norwood Junction (zone 4) to LB is approximately 12 mins. I would pay an extra ?13+ for travel. South Norwood?s good points are transportation links and cheap Victorian housing. From my recce, I can?t see any decent pubs. Basically it?s not thriving like ED. There?s no fishmongers, bar or bakery (well there?s a Greggs!). I do love ED but I have to think of my future/retirement etc. I?m confused, should I stay in ED or should I go to SN?
